Coast Royal is a scenic landing spot in South Laguna
Laguna’s scenic Coast Royal neighborhood sits on the hill above Aliso Beach and the Pacific Coast Highway, offering residents sea views that stretch all the way to Catalina Island on clear days. The combination of great views and beach access makes this one of the more sought-after neighborhoods in Laguna Beach. “It’s really a lovely place,” says Realtor and longtime South Laguna resident Ray McAfoose of Coldwell Banker. “You get the beach, you get great views and the neighborhood is kind of self-contained, so there’s a real sense of community.”
Just minutes from Coast Royal, Aliso Beach is a favorite spot for families and surfers alike, known for its sandy shore, fire pits, and gentle waves.
From Coast Royal, residents can hike to nearby Aliso Peak, a hidden gem offering panoramic views of the coastline and a peaceful spot to watch the sunset.

Stunning views and varied architecture
Most of the homes in Coast Royal were custom built, so a range of architectural styles can be found in the neighborhood; a 1930s-era cottage can be found in the neighborhood alongside a 1970s-era Mediterranean revival ranch-style home. More recently built beach houses and mansions are higher up on the hillside along Holly or Ceanothus drives. Home sizes vary considerably, as do sales prices, but one thing that’s consistent throughout the neighborhood is the incredible views. Most properties are designed around large, ocean-facing windows and large decks and patios. Homes in the neighborhood generally sell for between $4 million and $6 million, though a few of the largest properties can list for upward of $8 million. Coast Royal has a Cap Index Crime Score of 2 out of 10, well below the national average of 4 out of 10.
Coast Royal features stunning Mediterranean-style homes, with their terracotta roofs, stucco exteriors, and lush gardens, evoking the charm and elegance of coastal Europe.
At the top of the peak in Coast Royal, you'll find expansive modern homes that offer cutting-edge design, sweeping ocean views, and unparalleled luxury living.

Next to the beach and hillside hiking trails
Coast Royal is surrounded by world-class outdoor spaces. The neighborhood is just across the street from Aliso Beach, West Street Beach and Table Rock Beach. All three of these rarely crowded beaches are decorated with unique rock formations and offer tons of opportunities for sunbathing, surfing, snorkeling and sunset watching. Locals looking to get a bit of exercise can head in the opposite direction and hike up to Aliso Peak, which overlooks the neighborhood. The trails to the peak connect to a network of trails that run through South Laguna and Laguna Niguel, offering dozens of miles of hiking and mountain biking opportunities. As for more manicured recreational opportunities, Aliso Beach is home to a well-maintained playground, while nearby Lang Park has basketball and tennis courts.
Coast Royal is surrounded by breathtaking hikes tucked away in the hills, offering secluded trails with stunning vistas of the coastline and native landscapes.
Residents of Coast Royal can easily visit Thousand Steps Beach, a hidden gem with a dramatic staircase leading to a secluded shoreline perfect for sunbathing and skim boarding.

Highly rated Laguna Beach schools
The neighborhood is served by the stellar Laguna Beach Unified School District, which has a rare A-plus grade on Niche. El Morro Elementary and Laguna Beach High School have A-plus grades as well, while Thurston Middle School has an A. All three public schools serving the neighborhood are a little ways away from Coast Royal itself — between 3 and 7 miles away by car. Drive times to El Morro Elementary in particular can be a little uncertain, as getting to the school involves a 6.5-mile trip up the often-congested Pacific Coast Highway.
Thurston Middle School is a public middle school located in Laguna Beach.

Excellent eateries along the PCH
Coast Royal and the coastal neighborhoods that surround it are almost all residential, but it’s just a 2-mile drive to the nearest supermarkets: Ralph’s in central Laguna and Gelson’s in Dana Point. It’s a little farther to the nearest major retail centers: downtown Laguna Beach and central Laguna Niguel. Residents don’t have to go that far to find great restaurants, though — a number of popular independent eateries are scattered along the PCH. The closest of these is The Lost Pier Cafe, which is just across the street from Coast Royal, overlooking Aliso Beach.
Just a short drive from Coast Royal, the Lost Pier restaurant offers a relaxed atmosphere and fresh seafood with incredible oceanfront views, perfect for sunset dining.
Known for its friendly atmosphere and small-town charm, Gelson's has served Coast Royal residents for decades, offering fresh produce, pantry staples, and a warm gathering spot for locals.

Laguna Beach's famous art festival
Apart from the occasional community beach clean-up, there aren’t too many events in South Laguna. Most festivals in the area, including the world-famous Laguna Beach Arts Festival and Pageant of the Masters, center around downtown Laguna Beach.
Coast Royal residents are just a short distance from the iconic Pageant of the Masters, where classic works of art come to life in a stunning theatrical performance each summer.
Coast Royal is conveniently located near the Festival of the Arts, an annual celebration of visual art, live performances, and creative expression in the heart of Laguna Beach.

The Pacific Coast Highway connects the neighborhood to the rest of the world
The Pacific Coast Highway is the only way in or out of Coast Royal. It runs north to downtown Laguna Beach and Newport Beach, and south to Dana Point and San Clemente. While the highway is famously scenic, accidents or events can seriously back up traffic. “Most of the time, it’s a great way to get around, but every once in a while, there’s an accident at exactly the wrong spot, and then things can get really backed up,” says McAfoose. “I guess that’s the drawback to living in such a pretty spot: you’ve got the water on one side, the cliffs and hills on the other, and there’s only room for one major road.” Bus routes along the PCH offer direct connections to Dana Point and downtown Laguna Beach.
Coast Royal's prime location along the Pacific Coast Highway offers both convenience and stunning ocean views.
The bus routes in Laguna Beach are designed to provide easy access to popular destinations in the area, including beaches, shopping, dining and other key attractions.
