While neighborhood residents are drawn to the view and newly updated homes, they also benefit from highly rated schools, a variety of outdoor recreational opportunities and proximity to downtown Laguna Beach and all that area has to offer. Upscale Mediterranean-style and contemporary homes

Along the cul-de-sacs and chaparral-covered knolls, the neighborhood’s housing options look notably different today than they did back in the early 20th century when many of the homes were first built. “Mystic Hills originally had a lot of tract homes; however, in 1993, there was a fire, and most of the neighborhood burned down. Afterwards, Mystic Hills was rebuilt, but people were building these beautiful custom homes instead of tract homes,” Johnson says. Nowadays, this enclave is dotted with luxury Mediterranean-style and contemporary builds with open-concept layouts and expansive windows that take advantage of the natural California scenery. Single-family homes here cost between approximately $2.4 million and $6 million; with a median single-family home price of $4.1 million, prices are significantly above the national median home price of approximately $400,000.

Canyon hiking trails and local beaches

A network of hiking trails zigzag through the canyon and Laguna Beach foothills where Mystic Hills is situated. Trailheads can be found at Ken Frank View Park, a 6,000-square-foot park lined with paved walking trails and scenic overlooks. The Park Avenue Nature Trail running through the park connects to the Aliso and Wood Canyons Wilderness Park. The nearest beach – Main Beach – is approximately 2 miles from the neighborhood. In addition to broad, sandy space along the oceanfront, Main Beach also has basketball courts, a boardwalk, a playground and public restrooms. Farther south along the shoreline are smaller beaches like Thalia Street Beach, which are favored locations for surfers and skimboarders. The California Department of Forestry and Fire Protection has identified the Mystic Hills area as a Very High Fire Hazard Severity Zone (VHFHSZ), meaning that residents and properties here are at significant risk of wildfire. The City of Laguna Beach is actively involved in mitigating fire risks through fuel modification and vegetation management programs to establish buffer zones between risk areas and neighborhood structures.

Students are zoned for Laguna Beach School District

Kindergarten through fifth-grade students are zoned for Top of the World Elementary, an A-rated school ranked No. 11 on Niche’s 2025 “Best Public Elementary Schools in Orange County” list. Thurston Middle — which is located within walking distance of some Mystic Hills residents — also receives an A rating, while Laguna Beach High School is an A-plus-rated institution. According to Niche, as of 2025, Laguna Beach High School has an average graduation rate of 98% and approximately 35% of high school students are enrolled in Advanced Placement programs. There is a significant amount of community involvement in the local schools, and each school has an active Parent-Teacher Association to help raise money and support both academics and athletic activities for students. For higher education opportunities, the south campus of Laguna College of Art and Design is tucked into the canyon: “It’s become a fairly well-known art school and helped shape the heavy-duty art history of Laguna Beach as a whole,” Johnson says.

Shopping, dining and events in Laguna Village and along Laguna Canyon Road

Mystic Hills is only a mile from the downtown Laguna Beach area, also known as the Village, which boasts nearly 100 local businesses, restaurants and retailers in a pedestrian-friendly commercial district. The Village also has several grocery stores, including Whole Foods Market and Ralph’s. On Saturday mornings, people flock to the Laguna Beach Farmers Market, a weekly event that hosts several dozen local vendors and farmers selling fresh produce. Along Laguna Canyon Road are several restaurant options, including Laguna Beer Company, Oliver’s Osteria, McClain Cellars and Kitchen in the Canyon. Also along Laguna Canyon Road are several event venues that host some of Laguna Beach’s most iconic annual art festivals. “The Festival of the Arts and Pageant of the Masters attracts millions of visitors to town during the summer,” Johnson says. “The Festival of the Arts is a juried art show where you can buy art, and at the Pageant of the Masters, they do tableau vivant, where performers reenact paintings with live people and have a narrator and orchestra playing along with it.”

Getting around Orange County

Laguna Canyon Road and Coast Highway are two major thoroughfares that Mystic Hills residents can easily access. Coast Highway runs north-south through Laguna Beach parallel to the coastline, while Laguna Canyon Road runs from the downtown area inland towards Irvine and Interstates 405 and 5, which both travel through Orange County up into the greater Los Angeles area. Public transit options include Laguna Local – a resident-only rideshare service – and the free Laguna Beach Trolley, which runs up and down Coast Highway through the downtown area. John Wayne Airport serves the greater Orange County area and is located approximately 15 miles from the neighborhood.
