Ocean Vista has a mix of single-family properties, townhouses and condominiums that line the neighborhood’s low-traffic cul-de-sacs and residential streets. Although homes here vary significantly in architectural style, neighborhood lots share landscapes of lush greenery and coastal foliage that give the area a more remote, idyllic atmosphere. Mediterranean and contemporary Craftsman-style single-family homes showcase eclectic designs and typically range from $2.5 million to $5 million. Townhouses and condo units in midcentury apartment buildings cost between approximately $1 million and $3 million. One pocket of homes in Ocean Vista – known as Aliso Circle – offers residents a unique amenity: “Aliso Circle has the only bridge in Laguna Beach; it’s a private access footbridge that crosses Coast Highway and connects the community to the beach,” Lockhart says. “The homes in Aliso Circle are typically older, smaller cottages, but they still start around $3 million.”Zoning for the highly rated Laguna Beach School District
Ocean Vista is zoned for the Laguna Beach Unified School District, which receives an A-plus Niche rating. “Laguna Beach has a very small school district with only four schools in total,” Lockhart says. “You’ve got one high school, one middle school and two elementary schools.” Kindergarten through fifth-grade students can attend El Morro Elementary, an A-plus-rated school. Thurston Middle receives an A rating, and Laguna Beach High School is rated A-plus. Local organizations and Parent-Teacher Associations are very involved in supporting district schools: “We have an organization called SchoolPower, a non-profit where members of the community have raised hundreds of thousands of endowment dollars that go towards the schools,” Lockhart says. “I like to say that our public schools are funded as if they’re private schools.” Early education options in Ocean Vista include the South Laguna Beach Preschool campus, a branch of the county-wide Anneliese Schools system.From Treasure Island Beach to resort-style golf courses
Located at the bottom of the hill below Ocean Vista’s residential area, Lang Park is a landscaped outdoor recreation space with playground facilities and athletic courts for basketball and tennis. Across the street from Lang Park is the Montage Resort and adjacent Treasure Island Beach area: “There’s a public parking lot at the Montage that people can park in so they can then walk to the beaches without having to cross traffic on Coast Highway,” Lockhart says. At the bottom of a paved pedestrian path scaling a rocky bluff, Treasure Island is a broad, sandy beach maintained between the resort and the City of Laguna Beach. Popular activities at this crescent-shaped beach include swimming, snorkeling and picnicking while watching the sunset. Golf enthusiasts living in Ocean Vista are in luck – the nearby Ranch resort is home to Laguna Beach’s only golfing venue, a luxury 9-hole course that ventures through the picturesque Aliso Canyon.Aliso Creek Plaza shopping center across from the Montage
Ocean Vista encompasses a strip mall directly opposite the Montage Resort across Coast Highway. Although its official name is Aliso Creek Plaza, Lockhart says that most people call it “the shopping center across from the Montage.” In this plaza, residents can find a CVS, several restaurants and miscellaneous businesses ranging from salons to animal clinics to dry cleaners. La Sirena is a family-owned Mexican eatery and local favorite committed to sustainability and cooking with organic food. Other dining options in the plaza include Rapport Coffee Roasters café and Starfish Laguna Beach, an Asian fusion bistro that serves plated meals in a modern, dimly-lit interior. Locals can also head across the street to the Montage and enjoy a drink from the bar at one of the resort’s lounge areas. Downtown Laguna Beach is less than 3 miles north of the neighborhood and is the city’s major hotspot for retail and restaurants.Coast Highway is the town’s easy-to-access arterial road
Coast Highway is a major Laguna Beach thoroughfare that borders Ocean Vista and separates the neighborhood from the oceanfront and Montage Resort. Nearly all of the highway’s intersections have pedestrian crossings to help facilitate a walkable community. In addition to the paved driveway space featured on most properties, car-owning residents also have access to ample street parking. The Orange County bus and free Laguna Beach Trolley service both make stops in the neighborhood and can connect riders to the downtown area.
