Coveted coastal land in South Laguna Bluffs
Along the Laguna Beach shoreline, South Laguna Bluffs encompasses a thin strip of land between Coast Highway and the ocean. Stretching from the Montage resort down to Thousand Steps Beach, this community is known for its stately waterfront homes perched on rocky embankments overlooking the beach. “The Montage has an outdoor patio and paths where people can go for a walk along the bluffs – the views are gorgeous,” says Michael “Mike” Johnson, a longtime Laguna Beach resident and Realtor with the Mike Johnson Group at Compass. With panoramic ocean views and luxurious property designs, homes here are some of the most coveted real estate along southern California’s Pacific Coast. This desirability, however, also makes these homes some of the most expensive; potential homebuyers can expect competitive prices of well over $10 million for a single-family house.
Beachfront custom-built homes worth millions of dollars
Many of the single-family homes in the South Laguna Bluffs were built during the latter half of the 20th century and have since been remodeled and updated with newer amenities. These custom homes showcase an array of architectural styles, including classic beachfront cottages, modern contemporary builds and properties with a blend of Mediterranean and Spanish-style features. Single-family homes here have a median price of about $10 million, but can range anywhere from $3 million to upwards of $15 million. South Laguna Bluffs also has some newer condos and townhouses that cost between $2 million and $5 million. Johnson notes that some properties in this area are vacation homes, which creates a mix of part-time occupants, seasonal homeowners and residents who live here year-round.
South Laguna Bluffs has direct access to five beaches
South Laguna Bluffs encompasses five of the city’s public beaches, all marine protected areas: Treasure Island Beach, Aliso Beach, West Street Beach, Table Rock Beach and Thousand Steps Beach. While all of them are popular among visitors and residents alike, Thousand Steps stands out as a local favorite: “It’s called Thousand Steps Beach because it’s about 400 steps in each direction,” Johnson says. “Sometimes in the early morning, you’ll see workout groups gather there just to run up and down the steps.” When the crowds are light, residents have plenty of space to lay in the sun, walk along the shore, and go out on the water to surf and skimboard. However, as the summer approaches, the number of vacationers and day-trippers starts to grow. “Tourist season starts on Memorial Day and then crescendos on Labor Day; I would say that the Fourth of July and Labor Day are our two busiest days,” Johnson says. “On the Tuesday after Labor Day, it’s like somebody pulled the plug on the town and everybody drained out.”
Shopping and dining across from the Montage and Table Rock Beach
Near the northern end of South Laguna Bluffs is the Aliso Creek Shopping Center. However, Johnson says that locals usually call it “the shopping center across from the Montage” because it sits opposite the resort on the other side of Coast Highway. The shopping center has a CVS and several dining options, including Rapport Coffee Roasters café, as well as an Asian fusion restaurant called Starfish Laguna Beach and La Sirena Grill, a popular family-owned Mexican eatery. Situated on Aliso Beach is the Lost Pier Café, a counter-service restaurant where patrons can enjoy food and drinks on an outdoor patio with picnic tables. Further south along Coast Highway, residents can find several more dining options and local businesses. Downtown Laguna – also known as the Village – is less than four miles north of South Laguna Bluffs and has grocery stores like Whole Foods Market and Ralph’s.
Students zoned for the Laguna Beach School District
South Laguna Bluffs is zoned for the desirable Laguna Beach Unified School District, which has an overall A-plus rating from Niche. El Morro Elementary is an A-plus-rated institution for kindergarten through fifth-grade students, while Thurston Middle receives an A rating. The district’s only high school is Laguna Beach High, which is rated A-plus and offers an extensive academic catalog, advanced programs, and 25 sports teams with varsity participation. District schools all have strong Parent Teacher Associations and are heavily involved in the community through student learning programs and support for local events.
Commuting on the Coast Highway
Coast Highway borders South Laguna Bluffs and is the main road running north-south through Laguna Beach. The highway connects with two inland thoroughfares: Laguna Canyon Road downtown and the Crown Valley Parkway at the southern end of town. Most intersections along Coast Highway have pedestrian crossings to support a walkable community. Nearly all residents in South Laguna Bluffs have cars, but public transit options are also available. The county-operated OC Bus and the free-to-ride Laguna Beach Trolley have stops along Coast Highway and connect riders to the Laguna Village and Main Beach area. The closest place to catch a flight is John Wayne Airport, located approximately 15 miles from Laguna Beach.
