An array of California palm and citrus trees line the residential streets and complement brightly colored home exteriors. “Every home is unique and has its own architecture – you’ve got everything from contemporary Spanish styles to quintessential cottages,” Lockhart says. “I would say a good portion of the South Laguna Village cottages are heritage cottages from the 1930s and 40s.” Many homes here are located within a gridded portion of the neighborhood with numbered streets. “Lots in the grid are about the same square feet – about 2,500 – so we call them postage stamp lots,” Lockhart says. Single-family properties in South Laguna Village range from approximately $1.3 million to $7 million. Homes in this neighborhood have a median price of $2.7 million, significantly above the national median price.With narrow streets and limited room for driveways or garages, non-residents are barred from parking their cars in this neighborhood without homeowner permission. “South Laguna Village has private roads, which means residents actually own them and are responsible for their upkeep. All street parking in this neighborhood belongs to the residents,” Lockhart says. “The roads are split in half between the homeowners on either side. South Laguna Village is zoned for the Laguna Beach Unified School District, which receives an overall A-plus rating from Niche. Kindergarten through fifth-grade students can start at the A-plus-rated El Morro Elementary, then continue to the A-rated Thurston Middle. Older students can attend Laguna Beach High School, an A-plus-rated institution with highly rated academics and championship-winning athletic programs. The list of notable LBHS alums includes Olympic gold medalists, musicians, entrepreneurs and politicians. South Laguna Village residents can walk from their homes down to Table Rock Beach and Thousand Steps Beach to relax in the sunshine or skimboard along the breaking waves. Both beaches are public and have been designated marine protected areas by the city. The Village Green – the neighborhood’s only park – has a partially fenced playground with benches and open grassy areas with patches shaded by trees. “The South Laguna Village Green is where lots of kids get picked up and dropped off from school – it’s the local bus stop,” Lockhart says. “In the mornings and afternoons, this park is kid city, and while the kids are in school during the day, it becomes an unofficial dog park.” Down the road from the Village Green is the trailhead access point for Valido Trail, a 1.1-mile hiking path through the hills that connects to the Aliso Peak overlook about halfway through.Restaurants, stores and businesses along Coast Highway
A handful of restaurants, stores and businesses line a stretch of Coast Highway that runs through South Laguna Village. South Swell Donuts is a local family-owned cafe that has been an early morning staple for breakfast pastries and coffee since 1990. A little down the road, two popular Mexican restaurants sit across from each other: Papa’s Tacos is a takeout stand known for its street tacos, while Coyote Grill specializes in Baja-style Mexican cuisine and hosts a daily happy hour. Another dining option along the highway is AhbA, a casual new American eatery with rustic décor and outdoor seating. Downtown Laguna – known locally as the Village – is a 10-minute drive north of the neighborhood and has over 100 shops and restaurants, as well as a few grocery stores.Commuting by car, the Orange County bus and the Laguna Beach Trolley
Coast Highway runs north-south through Laguna Beach as the city’s main artery. In many neighborhoods, including South Laguna Village, the highway separates the beaches from residential areas and has pedestrian crossings at most intersections. Public transit options include county-operated OC Bus routes and the free Laguna Beach Trolley, both of which have stops in the neighborhood along Coast Highway. Eighteen miles from South Laguna Village, John Wayne Airport serves Orange County and is the closest airport for residents.
