An array of California palm and citrus trees line the residential streets and complement brightly colored home exteriors. “Every home is unique and has its own architecture – you’ve got everything from contemporary Spanish styles to quintessential cottages,” Lockhart says. “I would say a good portion of the South Laguna Village cottages are heritage cottages from the 1930s and 40s.” Many homes here are located within a gridded portion of the neighborhood with numbered streets. “Lots in the grid are about the same square feet – about 2,500 – so we call them postage stamp lots,” Lockhart says. Single-family properties in South Laguna Village range from approximately $1.3 million to $7 million. Homes in this neighborhood have a median price of $2.7 million, significantly above the national median price.With narrow streets and limited room for driveways or garages, non-residents are barred from parking their cars in this neighborhood without homeowner permission. “South Laguna Village has private roads, which means residents actually own them and are responsible for their upkeep. All street parking in this neighborhood belongs to the residents,” Lockhart says. “The roads are split in half between the homeowners on either side. Non-residents can’t park on these streets to get to the beaches.”
