Temple Hills is a mostly residential neighborhood perched in the hills above Laguna Beach’s downtown village. The community’s location on the slopes and ridgelines rising above the Pacific Coast means many properties feature steep, winding approaches and sweeping coastal views. “Temple Hills is right above the heart of Laguna Beach, and right below the hills, so you get the best of all worlds,” says Daniel Haney of ERA North Orange County, who has lived in the area for over 40 years. “You’re within walking distance of amazing trails, close to the beaches and shopping, and you get amazing views.”

Upscale midcentury homes built around the view

Most homes in the neighborhood were built in the mid-to-late 20th century. Midcentury ranch-style homes make up the bulk of the local inventory, but custom-built two-story homes are also common. The neighborhood’s streets are laid out on the hills in such a way that most homes offer ocean views. Many homes in the area are designed to maximize these views either via large windows or decks. “The one downside to living in the hills is how steep it is,” says Haney. “It’s not necessarily a big problem for everyone, but if you want to go for a walk in the neighborhood, there’s going to be a lot of uphill and downhill involved. But it’s good cardio, and there’s usually an ocean breeze.” Properties in the area can sell for anywhere from $2.8 million to $6.5 million. The neighborhood has a CAP Index Crime Score of 2 out of 10, well below the national average of 4.

Laguna Beach's top-notch public schools

The neighborhood is part of the very highly rated Laguna Beach Unified School District, which has an A-plus grade on Niche. Top of the World Elementary School and Thurston Middle School both have A ratings, while Laguna Beach High School has an A-plus. The high school has been recognized as both a National Blue Ribbon School and a California Distinguished School.

Hiking in the hills and surfing at the beach

The neighborhood is less than a mile away from both world-class hiking and world-class beaches. If locals take Temple Hills Drive half a mile uphill, they’ll find multiple trailheads leading into Aliso and Wood Canyons Wilderness Park, known for its views of the coast. The area is popular with hikers, runners and mountain bikers, and its trails can be followed into nearby Crystal Cove State Park. Half a mile downhill from Temple Hills, residents can enjoy some of the best surfing beaches in the country. A more low-key outdoor experience can be found at the local Bluebird Park, which has a playground and occasionally hosts live music.

Close to the shops in downtown Laguna

Retail in the area is concentrated along state Route 1, which passes less than a mile southeast of Temple Hills. There’s a Ralphs Fresh Fare supermarket at the base of Temple Hills Drive, along with a wide variety of highly rated eateries, most of which feature upscale cuisine and ocean views. Additional shopping and dining can be found just a little way up the highway in downtown Laguna, otherwise known as the Village. The Village is home to a vibrant arts scene along with a host of boutiques, cafes and bars.

The annual Pageant of the Masters draws crowds

Events in the area center around downtown Laguna. The Festival of Arts and Pageant of the Masters in the summer are the largest events in town, drawing thousands of visitors from July through September every year.

California Route 1 is the main route in and out of the area

State Route 1, also called the Pacific Coast Highway, is essentially the only way in or out of this part of Laguna. While there is bus service along the highway, it’s a very steep walk from the nearest stop to Temple Hills, and most locals rely on cars to get around. It’s a roughly 8-mile drive south to Dana Point, which is home to the nearest big-box stores. Irvine and John Wayne Airport are both about 15 miles north.
