Multi-million dollar homes close to the beach

“Crest De Ville is a picturesque community near the ocean. It’s surrounded by beautiful trees and offers the security of a 24-hour guardhouse,” says Anderson. “The overall vibe of the community is beachy and family-oriented. There is a mixture of original owners who have been here for 30 years and several new owners with small children. The homes are large with at least four bedrooms for a family.” These spacious homes do not come on the market often but sell for a median of $3.5 million. Styles vary from Modern Traditional to Spanish Revival. Many properties come with generous-sized lots and swimming pools.

Salt Corridor Regional Park borders the neighborhood

El Niguel Country Club runs alongside the neighborhood. While it is private, being close to the country club and its pool and golf course are sought-after amenities. Salt Corridor Regional Park borders the other side of the residential Crest de Ville. “It’s picturesque,” says Susan Anderson, Senior Community Manager. “The park is a great place to take a walk and enjoy the serene surroundings.” The community also has its own park, complete with basketball courts, a tot lot and a pool, which is exclusive to Crest de Ville residents.

Kids can attend highly rated Capistrano Unified Schools

Anderson says the highly rated local schools are a big draw for families. Kids can start school at Moulton Elementary School, which Niche grades A. Niguel Hills Middle School also earned an A and was a California Distinguished School. Dana Hills High School earns an A from Niche and has won a Golden Bell Award for its Language Immersion Programs. None of the schools are in the neighborhood but none are more than 4 miles away.

Crest de Ville community events

Crest de Ville’s organizes events throughout the year. “The neighborhood has a vibrant and family-friendly atmosphere,” says Anderson. “The community comes together every year to celebrate the 4th of July with a festive parade, face painting, In-N-Out burgers, and ice cream. This year, they also hosted a Halloween costume contest, a Turkey Trot, and a Holiday Light Contest.”

Walking to the beach and driving to town

Crest de Ville sits in south Laguna Niguel, putting it close to the beach. Crown Valley Parkway borders the neighborhood, which leads a little over a mile to Laguna Niguel shopping and dining. “The community actually has their own walking path to the beach,” says Anderson. “You would definitely need to drive to stores nearby. The community is on a slight hill, which makes the area not so walkable.” Salt Creek Beach is 3 miles south, so it’s a short drive or hike from Crest de Ville. There is little public transit in the way, so residents will need a car. Interstate 5 is a few miles east of the neighborhood and leads into L.A. and south to San Diego.

Shopping and dining off Crown Valley Parkway

Crest de Ville is nearly all residential. There are a few restaurants and services in the northeast corner of the neighborhood, but greater retail options are not far away. Laguna Niguel shopping is located off Crown Valley Parkway, a couple of miles north of the neighborhood. Laguna Niguel Plaza offers Albertsons, a few restaurants, as well as salons and boutique shopping. Crown Valley Mall provides access to Smart & Final, banks, restaurants and some local businesses. A few more restaurants can be found along the Crown Valley Parkway, ranging from local taprooms to fast-casual restaurants. Banks, dentist offices, thrift stores and clothing stores are also nearby in this retail artery.
