An established neighborhood close to the coast
The Pacific Ocean is more than just in sight in Crown Valley Highlands, one of Laguna Niguel’s older neighborhoods that's popular among more established buyers and families. “A lot of people say they feel like they’re in Laguna Beach without the price,” says Terri Bruno, long-time resident and Realtor with Regency Real Estate Brokers, Inc. “You get a constant ocean breeze, especially higher in the neighborhood.” Many winding trails cut through the neighborhood, leading up the hills to the nearby canyon or south toward the beach. It’s also convenient for shopping and dining and has a highly rated elementary school within walking distance.
Classic homes in the hills
Crown Valley Highlands is carved into the hills, and staggered residential streets up the swells ensure residents have unobscured views. “A reason why I moved to the area is because the homes aren’t cookie-cutter,” says Bruno. “If you want a single-story home with views, you can find it here.” The neighborhood is made up of single-loaded streets, meaning homes are on one side of the road, and a hillside is on the other. Many homes in the neighborhood are ranch-style or midcentury modern. These classic styles, with the mature trees shading the neighborhood, give it a more established feel. While many homes favor a ranch-style or midcentury modern layout, exteriors vary from modern paint and stonework to Spanish-inspired stucco and red tile. While prices start at $975,000, they routinely exceed the million-dollar mark and can go as high as $1.9 million.

Laguna Niguel environmental factors
The neighborhood is near the Aliso and Wood Canyons Wilderness Park putting the entire area at risk of wildfires. “As a blanket statement, if you’re looking to buy in Laguna Niguel, start your insurance search ahead of looking at homes,” says Bruno. “People are getting coverage, and houses are selling, but it's something to be aware of.”
Crown Valley Highlands walking trails and parks
“With all the parks and trails in the neighborhood, it feels very serene,” says Bruno. “We have a community pool and a toddler pool, which is nice for families. It’s a nice place to go if you want to meet neighbors.” Crown Valley Highland Park itself is fairly small, offering a simple greenspace. From the park, a walking trail leads through the neighborhood. Aliso Summit Hiking Trail is also near the park, offering another path through the Laguna Niguel hills. Ridge View Park, in the northern part of the neighborhood, lives up to its name as the place to take in the vistas. Clipper Cove Park borders central Crown Valley Highlands. In addition to more walking and biking trails, the park offers a pirate ship-themed playground and picnicking space. Niguel Woods Park is a small neighborhood park in southern Crown Valley Highlands that provides an additional playground for neighborhood children. While residents have their options for parks within the neighborhood, the coast is a few miles south. Bruno says many residents bike to the beach via one of the neighborhood’s many trails.
Aliso Summit Hiking Trail is a local favorite for walking and hiking around the neighborhood.
Crown Valley Highland is an open space for residents to take a break and enjoy nature.

Kids can attend award winning schools
Kids can start school at Moulton Elementary School, which earned an A from Niche. Aliso Viejo Middle School also earned an A as did Aliso Niguel High School. All three have been recognized as a California Distinguished School and a National Blue Ribbon School.
Aliso Viejo Middle School has amazing afterschool programs.

Getting around Crown Valley Highlands
Residents will need a car to get around Crown Valley Highlands. Although there are sidewalks for residents who want to go for walks, the neighborhood is hilly, and shopping and dining can be difficult to access on foot. There is no public transportation in the neighborhood. Alicia Parkway borders the neighborhood and leads a few miles north to California State Route 73. Pacific Coast Highway runs a few miles south.
A short distance to Laguna Niguel Plaza
Laguna Niguel Plaza is less than a mile outside the neighborhood. Although not an extensive complex, it offers an Albertsons and a CVS. Knolls Restaurant, Primos Mexican Food and Cantina, Jack’s Woodside Grille and Starbucks can be found here as well. More options can be found near Crown Valley Parkway.
