Niguel Summit is a coastal neighborhood with panoramic vistas in the San Joaquin Hills, surrounded by mountains, beaches and Pacific Ocean views. Its secluded subdivisions have sprawling Mediterranean homes with an active lifestyle. "Niguel Summit is a peaceful neighborhood with lovely proximity to the beaches and resorts," says Suzi Dailey, an area local and real estate agent at Realty ONE Group West. "It's a vast community comprising different HOAs, from high-priced properties to tract homes, and it's very nice."
HOA subdivisions with Mediterranean homes
Niguel Summit sits on varied terrain between the mountains and the coast, with palm trees and tightly packed homes lining the streets. Common architecture includes Spanish Revival and Mediterranean styles from the 1980s. Many homes have stucco exteriors, terracotta roofs and balconies. According to the Niguel Summit Community Association, this neighborhood has over 1,400 homes across 12 subdivisions, many of which have an HOA. The Belle Maison subdivision is one of these, with ocean views and properties that reach nearly 3,500 square feet. Home prices range from $1.7 million to $2.4 million. "There are many empty nesters here as well as families," Dailey says. "The neighborhood has smaller properties for retired people and huge custom homes for families."

Hiking the Aliso Summit or heading to 1000 Steps Beach
The Aliso Summit Trail is a 2.8-mile granite hiking trail that runs through the mountains west of Niguel Summit, with elevated views of the Pacific Ocean and nearby Woods Canyon. Seaview Park also has panoramic vistas of the coast. Crown Valley Park features a botanical preserve, a community garden and an aquatics center. The Niguel Country Club is a popular golf course and events center nearby. About 4 miles south, residents can relax at 1000 Steps Beach, surrounded by cliffs and a seaside cave. "The most popular outdoor activities are hiking, going to the beach and enjoying nearby golf," Dailey says.
Alison Creek Riding and Hiking Trail runs along the rim of Niguel Summit and is the closest natural space to all the residents' homes.
The ocean can be viewed on clear days from Niguel Summit and is just a short drive to visit too.

Area schools fall within the Capistrano Unified School District. Moulton Elementary School is a National Blue Ribbon and California Distinguished School. Niguel Hills Middle School offers electives in support-based classes to help students get ahead. Dana Hills High School has a medical occupations academy for future healthcare professionals.
