Rancho Niguel is a mostly residential neighborhood in northeast Laguna Niguel, located along the city’s border with Mission Viejo. Most of the area was developed in the late '80s through the early 2000s, and modern planned communities make up most of the neighborhood, with the exception of a few large shopping centers along Crown Valley Parkway. The neighborhood’s highly rated schools, proximity to shopping and dining and easy access to highways — not to mention its scenic rolling hills — make it a popular landing spot in the Saddleback Valley area, particularly among commuters. “It’s really a great location,” says Realtor Robert Najafinia of the Robert Najafinia Real Estate Team, who has lived in Laguna Niguel for over 25 years. “I mean, the houses are nice and the parks are nice, but you could say the same about anywhere in Laguna Niguel. What really separates Rancho Niguel is how close everything is, especially highways and shopping.”

Townhouses and condos can be found in the northeast portion of the neighborhood, close to the commercial district. Homes in the neighborhood usually sell for $1.5 million to $2.5 million, while condos and townhouses go for $500,000 to $1 million. The small but bustling commercial district in the northeast corner of the neighborhood is home to Ralphs supermarket, the local Costco and a variety of restaurants including highly-rated spots like Rangeen Indi-Cali Kitchen and Slice of the Pie Pizza. Less than a mile down the road, The Shops at Mission Viejo is one of the largest malls in south Orange County.

The local public schools are overseen by the Capistrano Unified School District, which has a rare A-plus rating on Niche. Marian Bergeson Elementary, Aliso Viejo Middle School and Aliso Niguel High all serve the neighborhood and have A grades on the site. Bergeson Elementary is located in the center of the neighborhood and has recently started a Mandarin immersion program for young learners.
This school is named in honor of Marian Bergeson, a respected and influential figure in California education.
Aliso Viejo Middle School is part of the Capistrano Unified School District.

Next to the I-5 and the local Amtrak Station
Ease of commute is easily one of Rancho Niguel’s biggest selling points. The neighborhood is right next to state Route 73 and Interstate 5. Irvine — a common commuting destination — is just 15 miles away via either highway. The Laguna Niguel/Mission Viejo Amtrak station is located on the east side of the neighborhood, offering direct connections to Los Angeles, north Orange County, Oceanside and San Bernadino.
The Club at Rancho Niguel is a community meet-up spot
Well-maintained local parks like Yosemite Park and Rolling Hills Park are spaced evenly throughout the area, so most residents are within walking distance of playgrounds, picnic tables and athletic fields. In the center of the neighborhood, the Club at Rancho Niguel features a pool, gym and tennis courts. “The Club at Rancho Niguel is a big part of the community,” says Najafinia. “People can just bring the kids and spend a whole afternoon there when the weather’s nice.” On the west side of the neighborhood, Laguna Niguel Regional Park, the city’s largest public green space, features trails, playgrounds and the largest freshwater fishing lake in the area.
