River flooding isn’t constant, but properties immediately on the water can expect a run-in or two after heavy rainfall. Further inland, many mid-to-late 20th-century homes have been remodeled and display wide-ranging architectural styles. From ranch-style homes to Colonial Revivals and modest bungalows, prices range from around $300,000 to nearly $1 million for custom builds exceeding 5,000 square feet. Residential streets don’t always offer sidewalks, but the quiet atmosphere is partially attributed to the area’s CAP Index Crime Score of 1, compared to the national average of 4. “We genuinely have a very homey and comfortable atmosphere here,” says Shirley Rochford, a local real estate agent with All Exclusive Realty.

Barrington Community Unit School District 220
The Barrington Community Unit School District 220 serves West Lake Barrington, where families are divided between two zones. Those north are likely to attend Roslyn Road Elementary School, which earns an A-plus on Niche and feeds into Barrington Middle’s A-rated Prairie Campus. Biking the woods of the Grassy Lake Forest Preserve
The Fox River is a hub for recreation, mainly in the form of forest preserves with ample hiking and biking trails. The Grassy Lake Forest Preserve's trail, in particular, connects Grassy Lake to the river’s banks and branches off into wooded areas in surrounding subdivisions. The Fox River Forest Preserve is home to a marina and boat launch, paired with 3 miles of trails through woodlands and over boardwalks. Lake Zurich is a 5-mile trek east, where Paulus Park’s sprayground, playground and beach area are open for the summer. The Lake Zurich Farmer’s Market is held in the area each Friday from June to September, selling everything from produce to bakery items, honey, spices and fresh seafood. An active skate park sits just across Whitney Road, within walking distance of the park’s amenities. Local golfers gather at Stonehenge Golf Club, a family-owned establishment with an 18-hole, 72-par course.

Most locals head 3 miles south into Fox River Grove for amenities. Brunch Café is a family-owned chain serving brunch all hours of the day, while Lucky Lucy’s 7 specializes in traditional American fare and provides an ambient patio for diners. A bit further east, Lake Zurich boasts curated options like Trader Joe’s and Target. Bix-box stores and retailers are hardly far, including Walmart, Costco and Home Depot. Eats range from burgers and fries at The Hungry Mule to coffee, pastries and organic wines at Stompin’ Grounds Café.

The Metra in Fox River Grove
Though West Lake Barrington doesn’t have its own Metra, “There is a stop right in Fox River Grove,” Rochford notes. “The line heads all the way to Downtown Chicago in an hour.” Drivers can expect a 50-mile commute into the city on Interstate 290, while Chicago O’Hare International Airport is about 29 miles south on I-90. Residents are entirely car-dependent, as there is no local bus service, and the only bike lanes are found on the Grassy Lake Trail. The closest emergency room is located at Advocate Good Shepherd Hospital, about 2 miles south. Otherwise, local travel largely consists of heading less than a mile to Lake Barrington or heading 5 miles east into Lake Zurich for recreation and amenities.
