Riverview appeals to both commuters and investors
Riverview rests near the northeastern corner of Lake Elsinore, poised between the city’s historic downtown and the Lake Elsinore Diamond Stadium. For some people, its freeway-adjacent location makes it an appealing bedroom community with lower overall housing costs than other parts of the Inland Empire. Others are lured by the appeal of Lake Elsinore and its rapidly growing tourism industry. “It’s a really beautiful vacation community that’s expanding,” says Alton Jones, Realtor with eXp Realty of California, who has lived in the Inland Empire for more than 10 years. “Investors are starting to buy homes and rent them out.” Riverview currently has a larger percentage of homeowners than renters, but as the city grows, the numbers may shift.

A mix of midcentury homes, newer developments and undeveloped land
Along western Riverview’s sloping streets, tall palms and Italian cypress trees peek out from behind mid-to-late 1900s ranch-style homes and cottages. Some have private driveways, but on-street parking is also common. In the eastern part of the community, houses tend to be larger and newer. There are 1990s two-story bungalows and post-2000 Mediterranean-style residences with front-facing garages and stucco exteriors. Home prices throughout Riverview generally range from around $400,000 to $600,000, and some homeowners pay about $150 in monthly HOA fees. There are also undeveloped lots for sale throughout the area. Jones says that the city requires builders to submit a timeline of how long their projects will take. “It’s a good thing — you don’t have an influx of people starting projects and leaving them abandoned. The only downfall is that it does take a long time to get plans approved by the city,” Jones says. Lots may list from $10,000 to $500,000.

Most Riverview homes are less than 1 mile from Lake Elsinore, the city’s focal point for recreation. “There are a lot of people out waterskiing, windsurfing and canoeing,” Jones says. The only public boat ramp, however, is at Launch Pointe Recreation Destination and RV park, around 5 miles away. Elm Grove Beach — just 2 miles away — offers swimming and fishing access and nearby Lakepoint Park has waterside picnic areas and sand volleyball. The city also maintains several sports fields and playgrounds. About 2 miles away, the Summerly Community Park has multiple ballfields and a 10,000-square-foot skate park.

Local bus travel, commuting via I-15 and Route 74
There are a few Riverside Transit bus stops along Lakeshore Avenue. Most residents, however, rely on cars for travel. Interstate 15 and nearby state Route 74 connect drivers to cities around the Inland Empire. Both San Bernardino International Airport and Ontario International Airport are about 40 miles from the community, and the Southwest Healthcare Inland Valley Hospital is around 8 miles southeast.

Dining in downtown Lake Elsinore or near the Diamond Stadium
Riverview is sandwiched between two dining districts — one downtown and the other near the Diamond Stadium. Downtown, there are family-run restaurants like El Unico Mexican Grill, where a canopy of pink bougainvillea flowers shades the patio. For late-night drinks, people head to The Wreck, a dive bar housed in the city’s old recreation center. To the east, on the streets surrounding the Diamond Stadium, there are several restaurants and a Stater Bros. Markets grocery store. Lake Elsinore’s main retail area lies along the northwestern edge of the city, bordering Interstate 15. There, shoppers can find Costco, Aldi and the Outlets at Lake Elsinore.

Children can attend schools within the Lake Elsinore Unified School District, which earns a B on Niche. Railroad Canyon Elementary School, walkable from some homes in the eastern portion of Riverview, receives a C-plus. Elsinore Middle School scores a B-minus, and Elsinore High School gets a B-plus. Elsinore High offers an Air Force ROTC program and dual-enrollment classes through Mt. San Jacinto College. Private options include the B-rated Cornerstone Christian School in nearby Wildomar.

Though Lake Elsinore’s popularity declined between the late 1900s and the early 2000s, renewed interest in the area has sparked tourism and, with it, a whole series of events. The Diamond Stadium is home to the Lake Elsinore Storm, a single-A minor league baseball team. In addition to baseball games, it hosts concerts, carnivals and sports competitions. Boat races and fishing tournaments take place on Lake Elsinore as well.
