Rural, desert living on the Colorado River
On the eastern bank of the Colorado River, less than 10 miles north of Lake Havasu City, the desert community of Crystal Beach offers a quiet, rural way of life, with sparsely scattered homes and less than 300 residents. “If you don’t want a neighbor right on top of you with your standard lot size, you move out there,” says longtime Lake Havasu area resident Tiffany Wilson, a designated broker at Del Oro Realty who owns a mobile home park in Crystal Beach. “You can have horses, too, and there’s agriculture allowed that’s not allowed within the city,” says Wilson. Within this hilly, desert terrain dotted with native shrubs and palm trees, locals love their RVs and desert toys. But, says Scott MacDonald, a Lake Havasu area resident and an owner and broker at RE/MAX by the Lake, “It’s also a great area for boating and fishing.”

Manufactured and stick built homes on large lots
Homes in Crystal Beach sit on half-acre to acre-sized parcels, and most of the property value is in the land itself. Properties often feature oversized detached garages for RVs and large boats, though many without garage space keep them parked in the driveway. The hilly, desert terrain is dotted with sparce shrubbery and palm trees. While the potential for acreage is a draw for many, buyers can also find modest manufactured homes on smaller lots within mobile home parks for around $100,000. “It used to be predominantly mobile homes, but it's transitioning into more stick-built, single-family residences,” Wilson says. While Crystal Beach is still largely undeveloped, she notes that several land developments are in the works with local builders, adding that acre-sized lots go for anywhere from $200,000 to $500,000, with new, 2,000 square foot single-family residences on these large lots starting around $700,000. “With these new land developments, you’ll see increasingly more homes coming to the market,” she says.
Many properties from the mid-to-late 20th century are multi-generational, and the large lot sizes allow for casitas. “The people that live there generally have been there for a long time, so if something comes up for sale, they tell their family to jump on it,” Wilson says. In addition to the appeal of larger lot sizes and no HOA restrictions, she says people often purchase and hold onto property with the anticipation of appreciation. “Because of the way Lake Havasu is built we are landlocked by state and federal land, however more and more of that land is being released toward the northern part of the city, so in the next 10 years you’re going to see a lot of growth on that side of town. People who are buying there know that growth is headed in that direction."

Opportunities for hiking, fishing and boating
Crystal Beach is bordered north by the Havasu National Wildlife Refuge, which spans nearly 38,000 acres along the Colorado River. Largely made up of the rugged Havasu Wilderness Area, the refuge includes several short hiking trails and serves as a habitat for over 300 migratory bird species; hikers and passing boaters enjoy birdwatching and scouting for other wildlife like desert bighorn sheep. Just south of Crystal Beach, Castle Rock is a towering rock formation on a small bay, a popular spot for kayaking, paddleboarding and fishing; when the water here is deep enough, boaters and boarders can explore several small caves. Roughly 7 miles south in Lake Havasu City, Lake Havasu State Park has a nearly 2-mile hiking trail along the shoreline and a beach area with several small lighthouses, as well as a large playground for kids. The waterfront here also has two boat launches for motorized and non-motorized vessels.

Just north of the permanent home of the famous London Bridge
The Lake Havasu Museum of History and Havasu Rocks is roughly 8 miles south in Lake Havasu City. Visitors can learn about the geology and cultural history of the region from Native American inhabitance through the era of the steamboat industry which helped fuel mining and trading in the area. The museum also explains the story of how the famous London Bridge made its way from the River Thames in England to its permanent home in Lake Havasu. After falling into disrepair in the 1960s, the city of London auctioned off the stonework from the bridge to the highest bidder, which happened to be Rupert McCulloch, the founder of Lake Havasu City. The bridge was rebuilt piece by piece and features the original lampposts made with melted-down cannons from Napoleon’s army’s final defeat at the Battle of Waterloo. Today, the London Bridge connects mainland Lake Havasu City to an island with shops, houses and restaurants and hosts guided walking tours. Each October, the acquisition of the bridge is celebrated annually at the London Bridge Days Parade over the bridge, well as the two-day London Bridge Days Music Festival at Lake Havasu State Park with a variety of rock and roll cover bands.
