The tiny hamlet of Lake Katrine is tucked between the Town of Saugerties and Kingston's hip and vibrant city streets. The community is divided by U.S. Route 9W, home to some of the region's largest chain stores. To the east, residential streets border Esopus Creek, a popular waterway for anglers and boaters. To the west, Lake Katrine, a small but scenic body of water, is hidden amongst undeveloped land. "It's a small hamlet in the Town of Ulster with quiet neighborhoods and older, smaller starter homes," says Machree Quaker, principal broker at The Machree Group, LLC, who has over 20 years of experience in the industry. "But it's also home to Watermill Townhouses, one of the region's only 55-plus communities," attracting families and retirees looking for a laid-back and convenient lifestyle with access to outdoor recreation.

Starter homes and 55-plus communities

Most residential streets are west of U.S. Route 9W. Split-level, bi-level and ranch-style homes range in price from the $200,000s to the $400,000s. Other streets feature minimalist Colonial Revivals priced from the low $500,000s to the low $600,000s. Manufactured homes are also available, ranging from $80,000 for a single-wide to $180,000 for an updated double-wide. Swathes of undeveloped woodlands sit east of U.S. Route 9W, with plots of land selling from $80,000 for just over half an acre to $325,000 for 18 acres. Lake Katrine Road is scattered with secluded properties like 1960s midcentury modern designs and the occasional log cabin that offers sweeping views of Lake Katrine. These homes often boast private floating docks and fishing piers, garnering sales prices that range from the mid $300,000s to the low $500,000s. Lake Katrine is also home to the Watermill Townhouses, a sought-after 55-plus community. "There are so few 55-plus communities around that you'll find a lot of Woodstock's aging population moving to Lake Katrine," Quaker says. The Watermill Townhouses' landscaped subdivision features a mix of two-story townhouses and ranch-style homes, but Quaker notes that the latter is more desirable. "It's a super competitive market, especially since people may not want to walk up and down stairs later in life." Units here range in price from the mid $200,000s to the low $300,000s.

Riverfront parks along the Hudson

About 4 miles away, winding roads lead to a paved parking lot at Ulster Landing County Park. A small staircase gives way to open green spaces with picnic tables and benches overlooking the Hudson River. A small lifeguarded beach, a sand volleyball court and grills make it a popular spot for cookouts. Other amenities include a covered pavilion with additional tables and a playground that lines the park's thin brick path that leads to wooded hiking trails. A boat ramp awaits kayakers, canoers and boaters about 3 miles south in Charles Rider Park while the nearby Robert E. Post Memorial Park is another riverfront park with sports fields and a playground for little ones. More trails await nature enthusiasts at Sojourner Truth State Park. Paved trails wind along cliffs, interwoven with woodlands, wetlands and fields blooming with colorful wildflowers. The park also boasts a modern riverfront pavilion with shaded picnic tables, lounge chairs and a fishing platform. Lake Katrine sits at the foothills of the Catskills, where trails weave around mountain peaks. The 3,000-acre Bluestone Wild Forest is one of many nearby preserves whose massive lake is a known ice-fishing destination.

Shopping and dining along Route 9W

U.S. Route 9W is a regional hotspot for big box stores and chain restaurants. "It used to be called the Million-Dollar Mile," says Alex Stier, associate broker with Keller Williams Realty, Hudson Valley North, who has nearly 30 years of experience in the industry. Major retailers range from Target and Sam's Club to Aldi and ShopRite. But many people flock to Adams Fairacre Farms for weekly groceries and gardening needs. "All the New Yorkers that come to the Valley love it," Stier says, with aisles stocked full of organic farm market produce, gourmet cheeses, olive oil and more from across the globe. Local eateries range from casual pizza joints to intimate sit-down restaurants. "With so much around, most residents dine out at nearby spots like Casa Vallarta Mexican Restaurant," Quaker says. Casa Vallarta's lively and colorful interior makes it a go-to spot for sizzling fajitas and chimichangas. After-work crowds make their way over for frozen margaritas, while a live Mariachi band plays on Thursday nights. "There are also a lot of family-owned Italian restaurants," Quaker says, like the nearby Reginato Ristorante, where Northern Italian cuisine ranges from upscale roasted racks of lamb served in a Marsala wine sauce to casual options like fettuccine Alfredo. "There are more family-oriented restaurants around Lake Katrine," Quaker says. "Uptown Kingston's dining scene is targeted towards city folks with high-end restaurants, so it's more of a place for a special occasion."

Extracurriculars at Kingston High

This small hamlet is served by the Kingston City School District, which garners a B rating on Niche. Kindergarteners through fourth graders may attend the B-rated E.R. Crosby Elementary School. Fifth through eighth graders may attend M. Clifford Miller Middle School, which scores a B-minus on Niche. Kingston High School boasts an A-minus rating and ample extracurricular activities that range from student-led service organizations like Key Club to fitness-oriented and training classes through the Powerlifting Club.

Weekly events and live music

Located between Kingston and Saugerties, residents are a short drive from many annual events. Seven miles north, the Hudson Valley Garlic Festival is the Town of Saugerties' largest event. What once began as a clever marketing scheme to promote local farmers' produce today attracts thousands of attendees looking to explore endless vendor stalls, watch cooking demonstrations and enjoy live music. Five miles south, Kingston has events nearly every weekend. Live music seeps into the streets during Front Street Tavern's rooftop summer concert series every Wednesday. The Table at Wiltwyck also features weekly live music on Thursday evenings on their outdoor patio. Celebrations that promote inclusivity range from Bike for Cancer Care, which helps fund local cancer patients' care, to the O-Positive Festival, during which artists, musicians and filmmakers trade their creative services for healthcare from wellness providers.

Commutes on the Thruway

Ulster County Area Transit bus services run along U.S. Route 9W. The New York State Thruway, or Interstate 87, parallels the community, leading residents 60 miles north to Albany International Airport or 103 miles south to New York City. Nearby roads include New York State Route 28 and U.S. State Route 209. Residents are nearly equidistant from Rhinebeck's Northern Dutchess Hospital, 8 miles east across the Kingston-Rhinecliff Bridge, and Kingston's HealthAlliance Hospital, about 5 miles south.
