Lake Mohawk is a private, planned community offering suburban life in a rural part of New Jersey's Sussex County. Founded in 1927 as a recreational community, Lake Mohawk primarily consists of year-round residents looking for lake-side living. The area is surrounded by Lake Mohawk, the largest artificial lake in the state at 800 acres. “It’s a slower pace of life, more emphasis on being outdoors,” says Juliet Lopez, a Realtor with Keller Williams Integrity and a Sussex County resident. Major employers in greater Sussex County include the insurance, health care and government fields. Some residents also commute 40 miles east to Newark or 50 miles southeast to New York City for work.

Single-family homes sell above state and national median
Tudor and split-level homes from the mid- to late-1900s, as well as contemporary styles from the early 2000s are common here. There’s a large selection of waterfront homes available, while others sit along winding roads through the area’s woodlands. Single-family homes tend to stay on the market for about a month and have a median price of $565,000, above the state and national median. “Homes sell very fast and often above market value,” says Lopez. Lake Mohawk homeowners pay around $2,200 in annual HOA fees.

Recreation on the water, private pool and golf course
Outdoor attractions and county club amenities are prized perks in this community that began as a recreational community. Several docks along the waterfront allow for easy boating access. The newly renovated Lake Mohawk Boardwalk hugs the waterfront, offering a pavilion to look out over the lake and quick access to nearby shops. There are also 12 beaches throughout the community for easy swimming access. The Lake Mohawk Pool is open seasonally and has a basketball court nearby. Lake Mohawk Golf Club offers an 18-hole course and a full-length driving range.

Sparta Dragon Boat festival
During the Sparta Dragon Boat Festival, one of the area’s largest events, locals race one another in decorated boats. Residents can sign up to participate, and all gear is provided by the Sparta Education Foundation. Several running events take place throughout the year, including Krogh's Turkey Trot, Askin & Hooker's Labor Day 5K and Pass-It-Along’s Triathlon. Fireworks burst over Lake Mohawk during Sparta’s Independence Day celebration, and there’s a parade held on Memorial Day.
Highly rated school district, community college nearby
Students can attend the Sparta Township Public School District, which earns an A-minus from Niche. Around 3,300 students attend three elementary schools, one middle school and one high school. Less than 10 miles west, Sussex County Community College has about 1,300 students.
