Luxury waterfront homes, exclusive clubs and an affinity for NASCAR anchor Lake Norman of Iredell. This community, about 30 miles north of Charlotte, is comprised of several peninsulas that jet out into Lake Norman, the largest artificial lake in North Carolina built by Duke Energy in the 1960s. Josée Cherrier, a Realtor with Allen Tate Mooresville/Lake Norman, says clients looking here have deep pockets, “It’s more of your entrepreneurs, CEOs, CFOs, racecar drivers and those with old family money.” Cherrier describes the vibe of the community as relaxed but sophisticated. “There’s a lot of entertaining around the homes that are right on the lake. People take their boats to a restaurant on the water or visit friends on the other side of the lake.” Cherrier adds that Lowe’s Homes Improvement, which has a corporate headquarters in Mooresville, is the top employer in the area.

Waterfront estates near Charlotte
The median price of a single-family home in Lake Norman of Iredell is around $1.4 million, significantly above the national median. However, prices range widely, from the Modern Transitional townhouses in the Forest Lake community, which start around $375,000, to the custom multimillion-dollar estates lining the waterfront. Architectural styles include Colonial Revival, red brick traditional and farmhouse-inspired Cape Cod. Many neighborhoods, such as The Point, have mandatory homeowners associations. Cherrier says water access is typically top-of-mind for buyers. “One of the biggest things is that if there’s not a dock on the property, you have to go through a permitting process with Duke Energy to build one. They want to make sure that the shoreline is not impacted adversely." With water surrounding most of the community, properties have a flood risk.

Adventure and recreation on Lake Norman
Lake Norman is a part of daily life here, offering relaxing pastimes like kayaking and fishing to thrilling water sports. “I even see boats with grills, and they’re out there grilling on the water," Cherrier says. "There are places where people gather with their boats and hang out.” Some communities have private or neighborhood docks to access the lake. Yacht clubs and marinas dot the shoreline. Hagers Creek Access Area offers public boat ramps as well as a picnic shelter and a fishing pier. Golfers enjoy water views during rounds at Trump National Golf Club Charlotte and Mallard Head Country Club. North of the community, Lake Norman State Park features tree-shaded campsites a short distance from a sandy beach. It’s also home to the Itusi Trail, which offers mountain bikers over 30 miles to traverse.

A highly rated school district and Davidson College close by
Iredell-Statesville Schools earns an A-minus overall rating from Niche. The district has over 20,000 students. Lake Norman of Iredell’s Woodland Heights Elementary and Woodland Heights Middle both receive A-minus ratings. Private options in Iredell County include the A-rated Woodland School and the B-plus-rated Liberty Preparatory Christian Academy. The highly selective and private Davidson College is less than 15 miles away. Ranked by U.S. News & World Report as the 14th best liberal arts school in the country, Davidson is known for its NCAA Division I sports teams, producing star athletes, such as four-time NBA champion Stephen Curry.

Iredell County’s need for speed
Roughly 30 miles west of Charlotte Motor Speedway, Iredell County is known for its ties to NASCAR. Not only is it home to some star drivers, including Dale Earnhart Jr. and Denny Hamlin, but it also hosts the North Carolina Auto Racing Hall of Fame, racecar dealerships and shops as well as NASCAR-themed businesses.

The town also has the nearest hospital, Lake Norman Regional Medical Center. National retailers fill shopping centers off Interstate 77, while boutiques and local restaurants line North Main Street in downtown Mooresville. Similar options are available in other nearby towns surrounding Lake Norman, such as Davidson and Cornelius.

Quick access to Interstate 77
Brawley School Road, the bike-friendly main thoroughfare, links to Interstate 77 for the 30-mile commute to Uptown Charlotte. North of the community, I-77 intersects with Interstate 40, the state’s mountain-to-sea highway. Charlotte Douglas International Airport sits outside of Uptown, offering nonstop flights to destinations such as Atlanta and Chicago. The Iredell County Sheriff’s Office serves Lake Norman of Iredell. However, crime data specific to the community is not readily available.
