The average home value in Uplands is more than double that of the Portland metro area, while the median household income in the neighborhood is almost twice that of the national average, hovering around $160,000. Most homes in the neighborhood come with between a quarter and half an acre of land, as well as access to Oswego Lake easements, though the historically private body of water became open to the public in November 2024.Midcentury modern homes—mostly single-level—give Uplands a sleek, yet established feel with a combination of dark exteriors and light-finished wood signature to the design period. Though most of these homes were built between the 1950s and the 1970s, they feature state-of-the-art upgrades, fetching between $1 million and $1.5 million. New constructions with more contemporary architectural influences built throughout the 2020s can range from $2 million to $4 million. The youngest students in the neighborhood may begin at Forest Hills Elementary School, which receives an A grade from Niche, before moving forward to Lake Oswego Middle School. Earning an A-plus, the middle school is currently under reconstruction, with the new building expecting to welcome its first class in the 2026-2027 school year. The A-rated Lake Oswego High School is ranked the second-best high school in the state by Niche. Its wide course offerings include Introduction to Artificial Intelligence, Videogame Narratives, Advanced Placement Chinese and Advanced Constitutional Law, among others.Springbrook Park—Lake Oswego’s oldest, largest natural area
A large portion of the neighborhood’s geographic area belongs to the 52-acre Springbrook Park, which is the oldest and largest natural area in the city. “Springbrook Park is definitely a huge draw,” Coleman says. “The number one feature we saw people asking for in the last 12 months is access to walking trails.” Woodpeckers keep a steady rhythm for the melodic trills of dark-eyed juncos—small New-World sparrows that live in the canopy the park’s bigleaf maple and red alder trees create. Soft trails lead through the green space, connecting it to surrounding residential streets, the Lake Oswego Indoor Tennis Center and several of the city’s public schools. The Lake Oswego Indoor Tennis Center has been a bastion of the community since 1974, with four courts open for hourly rentals every day. Slightly south of the neighborhood, Iron Mountain Park has a picnic shelter, a nature play area and sweeping views of the forested neighborhood below.Connected to downtown Lake Oswego and suburban shopping
The neighborhood is largely defined by Country Club Road—running east past Oswego Lake Country Club into downtown Lake Oswego—and Boones Ferry Road. Boones Ferry Road ultimately merges with Interstate 5 near downtown Portland, which is about 10 miles away. The thoroughfare also leads to several prominent shopping destinations, like Lake Grove Plaza, south of the neighborhood. A couple of TriMet buses stop throughout the neighborhood, traveling farther to Tigard, Beaverton and downtown Portland.Neighborhood Monte Ferry Winery wins regional awards
Tucked away on an unassuming residential street is the Monte Ferry Winery, which focuses on cool-climate Pinot Noirs and Chardonnays. Wine lovers can sample the acclaimed varietals on a patio blooming with flowers with views of Oswego Lake on Saturdays. Chefs at Momo Sushi & Grill craft an impressive variety of sushi rolls in an approachable setting with a lengthy menu of other Japanese dishes along a nearby commercial stretch of Boones Ferry Road. Farther south on Boones Ferry Road, Albertsons and a Zupan’s Markets location are the area supermarkets.
