Forested neighborhood with homes surrounding massive park
Homes in Uplands are interspersed between towering evergreen trees, and smaller roads in the neighborhood cut through seemingly untouched terrain. Surrounding the expansive Springbrook Park, houses tend to stay off the market once they’re snagged. “We see one of the highest longevity rates in homes in Uplands almost anywhere in the Portland metro area,” says Drew Coleman, the founder of Opt Real Estate, who has worked in Portland real estate for almost 25 years. “Because of the longevity, people tend to get to know one another better.”

Million-dollar midcentury modern homes in Uplands
The average home value in Uplands is more than double that of the Portland metro area, while the median household income in the neighborhood is almost twice that of the national average, hovering around $160,000. Most homes in the neighborhood come with between a quarter and half an acre of land, as well as access to Oswego Lake easements, though the historically private body of water became open to the public in November 2024.
Midcentury modern homes—mostly single-level—give Uplands a sleek, yet established feel with a combination of dark exteriors and light-finished wood signature to the design period. Though most of these homes were built between the 1950s and the 1970s, they feature state-of-the-art upgrades, fetching between $1 million and $1.5 million. New constructions with more contemporary architectural influences built throughout the 2020s can range from $2 million to $4 million. Uplands has a CAP Index Crime Score of 1 out of 10, compared to the national average of 4.

Springbrook Park—Lake Oswego’s oldest, largest natural area
A large portion of the neighborhood’s geographic area belongs to the 52-acre Springbrook Park, which is the oldest and largest natural area in the city. “Springbrook Park is definitely a huge draw,” Coleman says. “The number one feature we saw people asking for in the last 12 months is access to walking trails.” Woodpeckers keep a steady rhythm for the melodic trills of dark-eyed juncos—small New-World sparrows that live in the canopy the park’s bigleaf maple and red alder trees create. Soft trails lead through the green space, connecting it to surrounding residential streets, the Lake Oswego Indoor Tennis Center and several of the city’s public schools. The Lake Oswego Indoor Tennis Center has been a bastion of the community since 1974, with four courts open for hourly rentals every day. Slightly south of the neighborhood, Iron Mountain Park has a picnic shelter, a nature play area and sweeping views of the forested neighborhood below.
