Along the southern banks of the Occoquan Reservoir, Lake Ridge offers an active, suburban atmosphere and commuter convenience. The Prince William County planned community has several HOA-maintained parks, pools and sports facilities. Kids can walk to public schools, and there are a few places to launch boats into the reservoir. These community spaces and the 26-mile commute to Washington, D.C., are a major draw for Lake Ridge’s 45,000 residents. “It’s very family-oriented and very commuter-oriented,” says Paula Keiper, a real estate expert with eXp Realty and a former Lake Ridge resident. “There are tons of parks for kids to run around, but there’s also a huge commuter lot, and it’s easy to get to Interstate 95.”

Homes in Lake Ridge sell for higher than the national median
Lake Ridge is made up of Colonial Revivals, split levels and townhouses built between the 1970s and early 2000s. The HOA must approve any changes to a house’s exterior and the lawn. The median townhouse price here is around $470,000, while the median single-family home price is around $645,000. Both prices are higher than the national median. Heavy rainfall and tropical storms can cause the Occoquan Reservoir to overflow, so homeowners closest to the waterway may need flood insurance.
According to the 2023 Prince William County Police Department’s Annual Report, the county has higher property and violent crime rates than state figures.

Lake Ridge HOA recreation spaces and the public Lake Ridge Park
Residents are required to pay HOA fees here. The fees provide trash pick-up, snow removal and local roadwork. They also help maintain the two community centers, which are available to rent, and recreation spaces, like the playgrounds, tennis courts and five swimming pools. For additional fees, kids can attend community summer camps, take swimming lessons and join youth sports leagues, like t-ball and soccer.
“Not everyone in Lake Ridge has a boat, but the Occoquan is one of the things this community revolves around,” Keiper says. Locals can launch kayaks and small powerboats off the resident-only Hooes Run Boat Ramp. The 12-mile-long Occoquan Greenway is a county-maintained trail that stretches through Lake Ridge. It starts at the waterfront Lake Ridge Park, a public green space where visitors can launch boats, fish off docks and rent paddleboats. Scull boats race through the water when the Prince William County Rowing Club practices here between June and early November. The park also has a 9-hole golf course and an 18-hole disc golf course.

Lake Ridge has its own commuter lot
The Lake Ridge Commuter Lot is on Minnieville Road. It has 638 parking spaces, which Keiper says are integral to the community. “That lot is how most people get to D.C. They either park there to take the bus to the Woodbridge train station, or they get in a carpool so they can use the I-95’s HOV lanes.” OmniRide bus stops offer rides to Woodbridge train station, about 4 miles southeast. The station is along Amtrak’s Northeast Regional route and Virginia Railway Express's Fredericksburg Line. I-95 is accessible on the southern end of Lake Ridge. D.C. is a 26-mile drive north on I-95 and Interstate 395. The drive can take between 30 minutes and two hours, depending on traffic. Locals can get an E-ZPass to pay for I-95’s tolls and to access the HOV lanes.
Dulles International Airport is about 28 miles north, while Ronald Reagan Washington National Airport is 24 miles northeast. Sentara Northern Virginia Medical Center, less than 6 miles south, is the closest hospital.
Kids can walk to Prince William County Public Schools
Lake Ridge is zoned for the Prince William County Public Schools district, which earns an A-minus grade from Niche. The community is home to four elementary schools, Lake Ridge Middle and Woodbridge High. “Most kids are close enough to their elementary school to walk there,” Keiper says. “Some kids walk to the middle school and high school, but it's more common to take the bus to those.” Local children and kids outside the community can attend Lake Ridge Creative Preschool.

Although it’s further from the city than many NoVA suburbs, with the distance comes larger lot sizes. “This is a small community that is convenient to everything,” says Laura Lamb, a real estate broker in Northern Virginia. “It has beautiful landscaping and well-maintained streets.”<br><br>With winding avenues and cul-de-sacs branching off the main roads, Agnewville’s design makes it easy for neighbors to get to know each other. The level sidewalks encourage afternoon strolls, and children ride their bikes along the quiet streets. Houses in this area range from ranch-style to split-levels, with the majority built in the mid-1960s and priced between $350,000 and $700,000. “Lots of the homes have been updated, and the area is continuously growing, with newer homes toward Old Bridge Road being built,” says Lamb.<br><br>Students living in this area attend schools in the Prince William County Public School District, rated A- by Niche. “Parents want to send their children to schools in this well-regarded district,” says Lamb. “It’s a big selling point for the area.” Students may attend Old Bridge Elementary School, Lake Ridge Middle School and Woodbridge High School, which has a student-ratio of 17 to 1. On weekends, locals attend WHS football games—make sure to wear green and gold to cheer on the WHS Vikings!<br><br>It’s easy to get all your groceries in one trip here—the nearby Potomac Mills Mall has a Costco, Target, Walmart, IKEA and more available. There’s also plenty of dining at the mall, including B. Franklin’s American Tavern, Chuy’s Tex Mex, Fuddruckers and Carraba’s Italian Grill. For fine dining, try Bistro L’Hermitage, a French restaurant serving traditional French cuisine in a refined setting. Be sure to make a reservation and try their crème brulee! <br><br>There’s never a shortage of things to do in Agnewville. “It’s a very family-friendly and family-oriented community,” says Lamb. The Kid’s Choice Sport & Fun Center, an amusement center with a pool, laser tag, indoor playground, bounce room and private event spaces, is perfect for throwing birthday parties. When the weather is nice, head to the Harbor Drive Wellness Park for outdoor fun or bring the pup to the K-9 Gunner Memorial Dog Park. This dog park is well-equipped with sturdy fencing, water stations and a full agility course. There’s also Lancaster Park, Hammill Mill Park and Rollingwood Village Park nearby. Plus, just to the north of Agnewville is Fountainhead Regional Park, a 2,000-acre reserve on the Occoquan Reservoir that hosts golfing, canoeing, fishing and more. No need to buy a boat—they offer boat rentals at multiple points throughout the park. “There’s even a marina off of Old Bridge Road, perfect for a Saturday on the water,” says Lamb. <br><br>And for even more activities, it’s an easy trip to Alexandria, Arlington and DC. “This is a very popular commuter location, with lots of commuter options, including commuter lots and buses to the metro,” says Lamb. “Plus, it’s the perfect location for taking a day trip into DC.”
