Cost of living in Lake Sherwood

Housing in Lake Sherwood includes everything from rustic A-frame cabins to luxury estates. At the top of the range, you’ll find high-end, custom builds in the guard-gated section of the community, typically running between $4.5 million and $14 million. Older lakeside cabins and homes in the Meadows or North Shore subdivisions start just under $2 million and generally top out at around $4.5 million. There are also a few townhouses available, usually priced between $2 million and $4 million.

If you’re in one of the gated portions of the neighborhood, expect to pay HOA fees, unless you buy one of the few properties that predates the association. Fire insurance is another important expense to plan for, and premiums “can go deep into five figures per year,” says Tim Freund, broker with Engel & Volkers Westlake Village, who has lived in the Greater Conejo Valley for 35 years.

The Lake Sherwood lifestyle

Many people choose to join the Sherwood Country Club, which features a Jack Nicklaus Signature Golf Course and a choice of grass, clay and hard-surface tennis courts. “It’s very exclusive — you’ve got titans of industry, entertainment people and some serious golfers,” Freund says. Members of the community’s other private club, the Sherwood Lake Club, also have access to a Nicklaus course. “It’s a collection of his favorite par threes from all the golf courses he’s designed,” Freund says. The clubs not only provide opportunities for recreation, but they are a large part of Lake Sherwood's social scene, too. “Everything revolves around the clubs," Freund says. "They have events for adults and children, like wine tastings and Easter egg hunts.”

If you live along the lake, you might spend your free time paddleboarding or playing in the water. “It has sort of a storybook atmosphere. They filmed some scenes for the 1930s Robin Hood there," Freund says. "People are out swimming and jumping off rocks.” A few residents have electric boats, but it can be a long process to get a new boat on the lake, especially if you don't have deeded dock rights.

Conejo Valley schools and nearby private options

Lake Sherwood is served by the highly rated Conejo Valley Unified School District, and kids can start out at Westlake Elementary School, just east of the community. Freund says many families choose to send their kids to Oaks Christian School, a private, college-preparatory school that offers preschool through 12th grade. “They have very competitive athletics,” he says. “Students come from all over the world to attend.”

Access to Westlake Village and other shopping areas

While the Lake Sherwood community maintains a calm, residential setting, you’re just a few miles from:

Getting to LA, Malibu and Santa Barbara

Lake Sherwood is also relatively well situated for travel, especially to Malibu, about 20 miles south. Los Angeles is around 40 miles away, and Santa Barbara is within a 60-mile drive. Freund says that the majority of residents aren’t making a daily commute to work, however. “Most have jobs where they can work from home,” he says. As far as highway access, U.S. Route 101 and state Route 22 are both just a few miles away, but it can take a little while to wind your way out of the community, depending on where you live.
