Spread out subdivisions and custom builds

North Fairfield and Monaville Roads connect each residential pocket to the next and run alongside a dense lining of forestry, low-hanging power lines and sprawling fields. One-lane residential avenues break off in either direction, where groves of mature pine and oak trees share space with lots ranging from one to five acres, providing residents a sense of privacy. Safety is not a significant concern, as the area scores a 2 on the CAP Index. The national average for the scale is 4. Homes built through the mid-to-late 20th century showcase a wide variety of architectural styles, including ranch, split-level and Cape Cod styles. The variety of custom homes also expands to modern Colonial Revivals at the end of leafy cul de sacs, Uniting the different portions of the neighborhood are lawns with fresh mower lines, long two-car driveways and large unfenced backyards. Prairie Trails, a small subdivision on the northeastern side, offers a contrasting appeal, home to neat sidewalks, street lamps and New Traditional-style homes sitting atop quarter-acre lots. Home prices typically range from $270,000 to $400,000. However, larger, more recently built houses can reach just over $500,000.

Grant Wood Forest Preserve's year-round recreational opportunities

Grant Woods Forest Preserve’s 1,226 acres of native wildlife habitat stretch along the community’s western edge. Most visitors reserve an on-site shelter for outdoor gatherings or go walking and biking along its gravel trail, which doubles as a cross-country ski route following Illinois snowfalls. A public boat launch sits on its southern side, offering non-motorized watercraft access to Long Lake for an afternoon on the water. Neighboring Caboose Park lives up to its name with a train-themed playground and an authentic caboose railroad car for little ones to explore. In winter, they bring their sleds to careen down its hilly terrain. Residents can also practice swings at Hickory Knoll Golf Course on Monaville Road, or race go-karts at Kristoph’s Entertainment Center, 3 miles southeast on Rollins Road, a busy retail and restaurant corridor in the neighboring Round Lake Beach community.

Big-box stores and local eats along Rollins Road

Though Gurnee Mills Mall, 7 miles east, offers an array of indoor retailers, Rollins Road is the area’s main shopping and dining corridor. Retailers like Big Lots, Kohl’s and Ross Dress for Less line the road. The area also includes a Meijer and Tony’s Fresh Market for groceries. Sharing the stretch are several chain restaurants, such as Sammie’s and Taco Bell. The family-owned Round Lake Olando’s Pizza has served the area since 1986. The Italian pizza parlor presents a 1950s theme, with memorabilia of the era spread throughout, including walls striped with 7-inch vinyl records and a life-size Elvis Presley statue. At Timothy O’Toole’s Pub, less than a mile northeast, traditional pub-style eats come paired with a selection of 20-plus draft beers.

Morning walks to Thomspon Elementary School

Young students enroll at Thompson Elementary School, which maintains an A-minus on Niche. Many students in the community are dropped off and picked up, as the school does not offer bus services for those living within 1.5 miles of the campus. Similarly, many children living in the Prairie Trails subdivision, which surrounds the school, choose to walk. Older students head to Palombi Middle School, which holds a B-plus rating, before attending Lakes Community High School. The home of the Eagles has an A rating and offers the Information and Learning Center. Students can book private study rooms, complete research through physical and virtual databases or participate in the Creative Writing and Tabletop Games Clubs.

Village of Lake Villa's annual gatherings

In late November, The Village of Lake Villa hosts the annual Holiday Parade & Tree Lighting Ceremony. The event kicks off with a festive parade, where locals gather along Cedar Avenue to watch as floats head from Palombi Middle School to Lehmann Park. To follow is the grand tree lighting and chats with Santa in the park’s pavilion, where warm refreshments are available for purchase. When summer rolls around, Live Music in the Parks brings out local musicians every Wednesday evening from June through early August for free concerts at rotating parks throughout Lake Villa.

Riding Metra's purple line to Chicago

“The community is just far enough away from the big cities but close enough that you can always make the trip,” says Christie Sommers, a Realtor with Jameson Sotheby’s International Realty. Interstate 94 is 9 miles southeast of the community, granting 53-mile drives northeast to Milwaukee. Residents also use the interstate to reach Chicago O’Hare International Airport, 38 miles southeast, and downtown Chicago, 17 miles farther in the same direction. Those making regular commutes can hop on the purple line train at Lake Villa Metra Station, a mile from the neighborhood, for 90-minute ride into the city. Shorter trips lead to Froedtert Pleasant Prairie Hospital off 76th Street,19 miles northeast.
