College Park Historic District
Historic properties mix with contemporary homes east of Federal Highway
The neighborhood’s original builders focused on Mediterranean Revival and Spanish Mission-style homes, many of which still stand. By the 1940s, masonry vernacular, ranch-style and cinder block homes were more prominent. The neighborhood continued expanding east with midcentury and even contemporary architecture, creating an eclectic look that blends the best of Lake Worth Beach’s past, present and future. “Even though the consistency in the houses might look different, it feels like it all belongs,” Faust says.Contemporary properties are more common east of Federal Highway, technically outside the designated historic district. They often stand out with pristine white siding, sharp angles and large windows. “The newer properties look very nice, and it has a sort of contagious effect,” says lifetime Lake Worth Beach resident Brian Gleason, broker associate with The Corcoran Group. “People want to ‘keep up with The Joneses,’ so to speak, so they take care of their homes,” Gleason says. Cinder block homes and midcentury properties are often the cheapest, with two- and three-bedroom options priced between $750,000 and $900,000. Historic and contemporary homes, however, can range from $900,000 to $2 million. Waterfront properties are the most expensive, with massive estates starting at $3 million.
Cast a line from Spillway Park or the Lake Worth Pier
Spillway Park, located by the canal that separates Lake Worth Beach from West Palm Beach, includes picnic tables dappled with shade from mature oaks and maples. When it’s not hosting neighborhood events, the park attracts casual anglers to its wooden fishing pier, while neighbors enjoy strolling the quarter-mile walking trail. Northwest Park is a destination for sports, with six baseball fields accommodating local Little League games and youth tournaments. Golfers have two options nearby: The Park West Palm, one of West Palm Beach’s newest courses, and Lake Worth Beach Golf Club, a semi-private club with a waterfront course open since the 1920s. Across the street from the historic course is Bryant Park, which extends along the Intracoastal Waterway with a paved fitness trail, playground and reservable picnic shelters. Local bands often perform under the covered bandshell, overlooking a spacious boat ramp and pier. A quick trip across the Lake Avenue bridge brings beachgoers to the sandy coast and the 1,000-foot-long Lake Worth Beach Pier.
Great American Raft Race champions
In addition to monthly block parties, residents look forward to the community’s annual Chili Cook-Off at Spillway Park. Neighbors compete for the best spooky yard decorations in the fall before joining the Halloween parade. The community also plays an active role in citywide events, including the Great American Raft Race, an annual Fourth of July tradition that begins with a parade at Bryant Park and ends with fireworks. At noon, racers take off from the Bryant Park boat ramp in homemade rafts, their only goal to stay afloat. “All the neighborhoods compete, plus some local businesses, so it could be 12 boats, or it could be 20. Hand-built and hand-powered are the only rules,” Faust says, adding that College Park won the title in 2023. Lake Worth Beach also hosts bonfires on the beach and a seasonal farmers market at Old Bridge Park, in addition to one of the largest street painting festivals in the nation.
Locals get their pasta from Mama Gizzi’s
Dixie Highway hosts a handful of local shops and businesses, including Mama Gizzi’s Gourmet Pasta, a locally-owned wholesaler that supplies nearby hotels and restaurants with homemade pasta. Although it doesn’t have a traditional dining room, Mama Gizzi’s has gained local fame through its catering services and hands-on courses, where neighbors can learn how to make mozzarella or gnocchi. Some businesses, such as the funky bar Harry’s Banana Farm, have been open since the 1950s, while others, including Wrap City Sandwich Company, are new additions. Groceries are available at Winn-Dixie and Presidente Supermarket, and additional restaurants and boutiques are about 2 miles away in downtown Lake Worth Beach. Neighborhood meetings are often held at Irish Brigade, a popular downtown pub with weekly live music.Career programs and mentorships at Lake Worth Community schools
North Grade K-8 School receives a B-minus from Niche and offers a Spanish Dual Language Program. In sixth grade, some students may transition to C-rated Lake Worth Community Middle, where they can enroll in a biomedical sciences mentorship program that pairs teens with current students from Florida Atlantic University’s College of Medicine. Lake Worth Community High scores a C-plus and offers career academy programs for JROTC, construction, culinary arts, criminal justice and teaching. Faith-based K-8 options include Sacred Heart School and St. Juliana School.Commuters rely on Palm Tran buses and I-95
Palm Tran bus stops provide a convenient 15-minute route to downtown Lake Worth Beach. Locals also take advantage of the city’s new Circuit rideshare program, which uses eco-friendly electric vehicles and offers rides starting at just $1. Dixie Highway, or U.S. Route 1, runs parallel to Interstate 95, connecting drivers with West Palm Beach to the north and Boca Raton to the south. For air travel, Palm Beach International Airport is about 5 miles away.
