Residential diversity and a premier golf and country club make Southwest Lakeland an attractive neighborhood for homebuyers of all ages. The neighborhood includes a few communities within it, with the most prominent being the private, gated community of Grasslands. “It’s about 1,000 homes,” says Pat Jones, a real estate agent who worked for the area’s developer for 15 years before switching to Better Homes & Gardens Fine Living. “When the area was first started, it was just Oakbridge, but once they built the country club, one side became Oakbridge and the other Grasslands.”

Listings fly off market at various pricing
From established single-family homes to amenities-filled 55-plus manufactured home communities, Southwest Lakeland offers something for everyone. Condos listing between $200,000 and $400,000 can be found near Spanish-style estate homes listing as much as $2 million. “Everything is selling very quickly,” says Elizabeth Willers, real estate agent with EXP Realty LLC who lives in Grasslands. “As soon as a condo goes on the market, it goes. Sometimes, they don’t even make it to market. Neighbors talk!” Southwest Lakeland’s established single-family housing consists primarily of ranch-style homes, although small cottages, bungalows and midcentury-modern properties add to an eclectic architectural mix. Prices are varied, with listings ranging between $200,000 and $650,000. Manufactured homes range between $40,000 to $85,000, but these communities are typically reserved for retired individuals and offer amenities that include large clubhouses, pools and fitness centers.

Grasslands golf and all-inclusive play
Grasslands Golf & Country Club is the main recreation center of the neighborhood. It features an 18-hole, par-72 layout that encompasses more than 7,100 yards. The private club, which has been member-owned since 2017, also includes tennis and pickleball courts, as well as a junior Olympic-sized pool. It also plays host to the PGA Tour's Web.com Qualifying, stage one. There are no traditional green spaces in Southwest Lakeland, but a few parks within 2 1/2 miles include Horney Park, Dobbins Park and Edgewood Park. Each features sizable playgrounds and picnic areas, but Edgewood stands apart with its tennis center and all-abilities inclusive play structure.

Dinner out at Lakeside Village
No matter where in Southwest Lakeland residents live, retail and dining options are close and plentiful. Along Florida Avenue is Southgate shopping center, which houses a Publix Super Market and a bealls outlet clothing store, and Merchants Walk shopping mall, which features brand names like Walmart, Marshalls and Hobby Lobby. In the southwestern part of the neighborhood, Lakeside Village offers shoppers an IMAX theater and stores like Kohl’s, among various restaurants. Diners can salivate over freshly caught seafood at Fish City Grill or dig into Asian delicacies at eateries like Saigon Bistro or BD's Mongolian Grill.

Getting from city to city with Polk Parkway
Right along Southwest Lakeland’s border is Florida State Road 570, also known as Polk Parkway. The toll road connects directly to Interstate 4, about 5 miles to the northwest, and U.S. State Route 98 to the east. “People can get to Tampa and Orlando pretty easily because of Polk Parkway,” Jones says. “Usually isn’t more than an hour to Tampa.” Bus stops run along West Beacon Road and Florida Avenue South, and Lakeland Linder International Airport is only 4 1/2 miles away via Polk Parkway.
For trips to Tampa or Orlando hop on the Polk Parkway that runs through the neighborhood.

Flying high at Polk County schools
The neighborhood’s two schools are Southwest Elementary School, which has a B-minus on Niche, and Southwest Middle School, which has a C. The elementary school has rolled out a new digital media academy, while the middle school offers tailored pre-academies in subjects like agriculture, culinary arts and media design. Kathleen Senior High School has a C-plus on Niche and offers an unconventional high school experience to students enrolled in the institution’s aerospace academy. Students receive all their schooling at Lakeland Linder International Airport but are still able to participate in activities at the high school campus, such as extracurricular sports and clubs.

Southwest Middle School is a public school located in Lakeland, FL.
