Eastern Lakewood gives access to great schools for a good price

Despite being in an A-plus-rated school district and just 10 miles from the beach, homes in Eastern Lakewood are still available for friendly prices to first-time homebuyers. "It's got great potential, and not necessarily for investors but for people looking to get into a good location and for a great price," says Realtor Kimber Wuerfel of Kimber/Alana Boutique Real Estate, who's been selling in Los Angeles and Orange Counties for over 25 years. These areas of South Los Angeles County that are slightly removed from the oceanfront are often overlooked. Still, the continuing popularity of the region means prices are always rising. "It may not seem special now, but it's a great place for first-time buyers to get something and hold it," says Wuerfel. "In a matter of years, when everything on the beachfront is bought up, these areas relatively close to the beach will rise. It's already happening in places like Costa Mesa, now that Newport Beach is mostly developed." Eastern Lakewood's prices are its main draw, but the neighborhood has plenty to offer between walkable, highly rated schools and a rich mix of cultural dining.

Many single-family homes under $1 million

Residential blocks comprise most of the neighborhood. Some have orderly rows of homes, while others include cul-de-sacs and winding streets. 1960s ranch-style homes are dominant, sitting shoulder to shoulder with a bit of front and backyard space. Older cottages and ranch-style homes from the 1920s and 1930s add to the list of single-family home choices. Prices start around $700,000 for smaller ranch-styles and cottages, while the larger 1960s ranch-styles can reach nearly $1 million. There are also condos and townhouses in the neighborhood, ranging from $600,000 to $850,000.

The ABC Unified School District earns an A-plus

The neighborhood is in the ABC Unified School District, which receives an impressive A-plus overall rating from Niche. Along with being one of Niche's top districts in Los Angeles County, it's ranked the second-most diverse district in the county. Kids begin at Willow Elementary, which is in the neighborhood and earns a B. They continue at Haskell STEM Academy, rated an A-minus. Haskell is a magnet school with a science and mathematics focused curriculum. Students finish in the neighborhood at Artesia High, also rated an A-minus.

Markets and eateries showcasing a mix of cultures

The neighborhood doesn't have a ton of shopping and dining. However, the small strip malls on Del Amo Boulevard and Centralia Street highlight the cultural backgrounds that make up the community. At Del Amo Plaza, people can shop for Asian groceries at H Mart, drink milk tea at 7 Leaves Café, and have a traditional lunch plate at Loft Hawaiian Grill. On Centralia Street, Shahnawaz Grocery represents the Pakistani community. There's plenty of Korean cuisine across the road at eateries like Brothers Korean BBQ and Dae Bak Korean. Necessities can be found at Target, just east of the neighborhood on Del Amo Boulevard. Long Beach Towne Center is less than 2 miles south. It has a Walmart, Lowe's, Sam's Club and other retailers. The Los Cerritos Center has even more retail 2 miles north.

Community parks and Seal Beach 10 miles south

Aside from school fields, Bloomfield Park is the neighborhood's only designated park space. It's on the community's south side and has lawn space, a playground, basketball courts and baseball fields. Palms Park offers more recreation space to the east. Residents can drive less than a mile west to Rynerson Park, a 40-acre green space with paved walking loops and ample grassy area. El Dorado Regional Park is an expansive outdoor escape about 4 miles south on Interstate 605. It includes over 100 acres of tree-laden green spaces, ponds and other recreation areas. Seal Beach is the nearest ocean access, just 10 miles south. Seal Beach and its neighboring shorefronts are a haven for surfers, swimmers and anglers.

Commute on Interstate 605 or Long Beach Transit

Long Beach Transit buses travel along the area's main arteries, like Del Amo and Pioneer Boulevards. The bus is convenient for short trips to employers like La Palma Intercommunity Hospital, 2 miles east. However, this is a car-dependent area like most of Los Angeles County. Interstate 605 runs down the west side. It leads 5 miles south to Los Alamitos Joint Forces Training Base. Drivers can merge west off the 605 to Long Beach Airport, 6 miles west. The airport's surrounding business parks are full of corporate offices and local industry. Some residents might commute southwest to Long Beach. It's a 20-mile drive on the freeways or less than 15 on city streets. The freeways are quicker, but both routes take around 30 minutes.
