Imperial Estates in east Lakewood has plenty of perks
Imperial Estates, a suburban neighborhood on the east side of Lakewood, is characterized by customized midcentury homes. The area's perks include a highly rated school district, plenty of shopping and access to highways, such as Interstate 605. Lakewood is considered one of the Gateway Cities of Southeast Los Angeles County. It's about 20 miles from Downtown LA and 10 miles north of Long Beach and other coastal destinations. "Lakewood is quieter, but it stands out for its parks and activities. The neighborhoods are very involved," says Connie Martinez, a Realtor with Keller Williams. Comparing the east side of Lakewood to the west, she says the east has more of a connection with Cerritos, a city to the northeast, whereas the west side is more connected to the downtown.
Residents of Imperial Estates enjoy a movie night at Starling Cinemas, soaking in the latest films in a cozy, modern theater that adds to the neighborhood’s vibrant community vibe.
Many of the homes in Imperial Estates were built in the mid-century, so there's plenty of '50s and '60s architecture in the community.

Options include midcentury ranch-style homes and apartments
Imperial Estates West is primarily residential, characterized by streets of single-family homes. There are a good amount of apartments, too, many of which are within complexes. The proportion of owners to renters is about half-and-half.
The neighborhood was developed from the 1950s through the '60s, and ranch-style homes are most common. They have various midcentury design elements, such as ornamental roof gables and decorative windowpanes. Exterior walls may have paneling, timbering, patterned detailing or stone facades. Some of the two-level homes are fronted by attached garages. Prices range from $740,000 to $960,000.
Since nearly all of the homes in Imperial Estates are over 50 years old, you'll find plenty of custom designs and charm in the neighborhood.
You'll find plenty of old growth trees and fertile lawns from the older homes in Imperial Estates.

Walkability, Long Beach Transit buses and several highways
Imperial Estates has walkable, mostly straight streets with tidy sidewalks and a fair number of cul-de-sacs. Lots are evenly spaced, usually with a tree in front of each house. Driveways and garages are standard, but cars also are parked on the street.Long Beach Transit has several bus routes in the area. Among the six highways in or around Lakewood, I-605 and state Route 91 are the closest to Imperial Estates; it lies between them. Martinez mentions proximity to area attractions like Knott's Berry Farm and Disneyland, which are 5 miles and 11 miles away, respectively.
Long Beach Airport is close to Imperial Estates and offers a superior travel experience to LAX, though with less flight options.
Long Beach Transit runs all along 7th Street and through the CSULB campus, making it easy to get around Imperial Estates.

There are shopping centers or malls in every direction
An advantage of living in Imperial Estates is the abundance of places to shop. Toward the northeast side of the neighborhood, there's a Target and some cafes. Less than 2 miles to the west are Del Amo Plaza and H Mart, an Asian grocery chain. Shahnawaz Grocery on Centralia Street offers Pakistani/Indian goods, including halal meat. Restaurants include Brothers Korean BBQ and Big Flames Burgers.A couple of miles away, by I-605, is Los Cerritos Center, a high-end mall with an Apple store, a Nordstrom, Macy's and a movie theater. A bit farther down I-605 is Long Beach Towne Center, an open-air mall with over 50 businesses, including another movie theater. About 5 miles west of Imperial Estates are the Lakewood Marketplace, the Lakewood Center, the LBX Long Beach Exchange, and, on Saturdays, the Lakewood Farmers Market.

Like many other neighborhoods in Southern California, Imperial Estates is home to numerous strip malls with ample eateries and amenities like Crunch Fitness.

Well-rated schools in the ABC Unified School District
Students may attend public schools within the ABC Unified School District, like Palms Elementary School, which earns a B-plus grade from Niche. Receiving an A rating is Martin B. Tetzlaff Middle, an accelerated learning academy. Tetzlaff is the first magnet middle school in Los Angeles County to use an official Pre-Advanced Placement (AP) curriculum through a partnership with the College Board. At the next level, Artesia High School receives an A-minus. One highlight of the neighborhood is that some homes, particularly those toward the northwest, are within walking distance of those three schools. Students in Imperial Estates may not have far to go for higher education. "One of my buyers was really interested in the area because it's not too far from Long Beach City College and California State University-Long Beach," Martinez says.
Palms Elementary School is an accelerated learning academy near Imperial Estates.
Middle school students living in Imperial Estates may attend Tetzlaff Academy in Cerritos.

A community center, parks, events and a bikeway
Palms Park and Community Center is to the northwest of the neighborhood. Amenities include a picnic area, playgrounds, a basketball court and soccer and baseball fields. The park hosts the Spring Community Car Show Series, Concerts in the Outfield, a community barbecue in August and an autumn harvest festival.
The Coyote Creek Bikeway is a paved trail of over 9 miles that runs along the east side of Imperial Estates. The path begins in Santa Fe Springs before leading south into Long Beach, where it meets the San Gabriel River bicycle path. Coyote Creek's flood control channel beside the path often only has a trickle of water or remains dry, though that depends on the season and rainfall.
The well-lit basketball courts at Palms Park in east Lakewood, near the Imperial Estates neighborhood, serve as a popular community hub surrounded by lighted baseball diamonds, covered picnic areas, a playground, a seasonal wading pool, and paved walking trails.
Imperial Estates residents can see the classic cars on display at the annual LBPD car show in nearby El Dorado Park.

Long Beach Airport, noise issues, and other flight options
The closest place to catch a plane is the Long Beach Airport, about 6 miles away. Most of its flights are on Southwest Airlines, though Delta Air Lines and Hawaiian Airlines service a few destinations. "If you're flying nationally, it's quicker to get into, and not as much traffic as LAX," Martinez says, referring to the Los Angeles International Airport, about 26 miles away. The John Wayne Airport in Orange County is only slightly closer than LAX. Though Long Beach has a strict airport noise control ordinance, continued complaints led to the launch of a new program in early 2025, the Fly Friendly Program (FFP). The program aims to reduce noise issues, including those caused by the airport's general aviation uses, like flight-school training.

Although Long Beach Airport and John Wayne Airport are closer to Imperial Estates, if you need to catch an international flight, you're only a short drive from LAX.
