Suburban living in Mayfair, Lakewood's very first neighborhood

Mayfair, the first neighborhood of Lakewood, set the tone for what planners envisioned the city would be. Anchored by the spacious Mayfair Park, the community is quiet and residential — mostly just rows of ranch-style homes where newcomers often settle down for the long haul. Because of its street design, there isn’t much through traffic, adding to the peaceful atmosphere. This is reflected in a 3 out of 10 CAP Index Crime Score, lower than the national average of 4. For about 75 years, Mayfair has kept a family-friendly atmosphere, from its popular park to well-rated public schools.

Ballfields and events at walkable parks

Since 1951, Mayfair Park has been the community’s flagship recreation space, covering about 18 acres on the neighborhood’s south end. It has an outdoor swimming pool, ballfields and a playground. The park grounds host the annual Pan Am Fiesta, which takes place in May. The popular four-day event includes free concerts, carnival rides and food trucks. Just south of the park is the Burns Community Center, which residents can rent for parties. San Martin Park has plenty of dog-friendly walking paths less than a mile from the neighborhood. It also has basketball courts and barbecues.

Renovated ranch-style homes in Mayfair

Other than retail on its southern edge, Mayfair is a completely residential neighborhood. Its loose grid-style streets are lined with single-family homes and jacaranda trees, which add a pop of color to the area in the spring. The yards have room for quaint garden beds, usually decorated with rose bushes and succulents. “In Mayfair, some of the homes have one car garages and different two- and three-bedroom models,” says Realtor Debra Van Leeuwen, who works with Home Base Realty and has over three decades of experience in the area. These ranch-style houses are the oldest in Lakewood, developed in the 1940s. “Over the last 75 years, people have added on and changed things, so there’s quite a variety. The neighborhood has a lot of renovations for growing families, and it's a great place to downsize, too, depending on where they’re coming from,” Van Leeuwen says. The homes in Mayfair typically range from $800,000 to $1 million, although some modified to be multifamily can go up to $2 million.

Well-rated public schools, including Mayfair High

On Niche, Stephen Foster Elementary School has a B-plus rating. Serving seventh grade through seniors, Mayfair High School also earns a B-plus. The high school has many extracurriculars, including Dance Club, Star Wars Club and Film Club. California State University Long Beach, is about 5 miles away.

Shopping and restaurants on Bellflower Boulevard

The southern edge of Mayfair has multiple strip malls, giving residents a wide selection of shops and restaurants. Locally owned Nostalgia Gorditas is a casual Mexican restaurant serving authentic dishes, while Laventina's Pizza features Indian Italian fusion in a no-frills setting with limited seating. For a bit of nightlife, the area offers two bars: The Hideaway and Lakewood Rocks Sports Bar, which also has live band performances. In the neighborhood’s southeast corner, there’s a Grocery Outlet supermarket.

A 10-mile drive to downtown Long Beach and farther to LA

Mayfair is close to many highways, including state Route 91 and Interstate 605. Downtown Long Beach is about 10 miles away from the neighborhood, while downtown Los Angeles is about 20 miles in the opposite direction. The Metro and Long Beach Transit bus systems serve the community. Long Beach Airport is located 3 miles from the neighborhood, while the Los Angeles International Airport is about 20 miles away.
