Edgewood
A mixed bag of housing options
As a large residential area with multiple different subdivisions, Edgewood has a variety of housing styles. Post-war dwellings such as ranch-style homes and farmhouses are common and come with elegant facades and either attached driveways or carports. These properties range from 1,000 to 1,600 square feet and cost between $500,000 and $875,000. There are also pockets of homes with revival architecture, including Tudor Revivals with bright colors and Spanish Colonial Revivals with stucco and red clay tiled roofs. Those who want alternative housing options can look to the contemporary condos and townhouses in the area. These multifamily buildings typically have housing units that are 650 to 1,000 square feet and cost $220,000 to $400,000, though new builds can get up to $845,000. Most condos and apartment complexes in the neighborhood are located within communities that sometimes come with additional amenities or HOAs.Lined with local restaurants and known retailers
Residents living in Edgewood don’t travel far for shopping and dining – the area is filled with strip malls and commercial spaces. “There are really great independent businesses that do a lot for the community here,” Sandler says. Edgewater Public Market on Sheridan Boulevard is a bustling food and retail space with over 40 eateries, shops and wellness services within the building. Sandler continues, “There’s a mix of upscale restaurants in there, a brewery, a lot of clothing stores. They have a lot of authentic-type restaurants from different cultures, from crepes to barbeque and Indian food.” Across West 20th Avenue, there’s a Target for essentials and King Soopers for groceries. Rupert’s at the Edge is an American restaurant serving breakfast and lunch classics. Additionally, Colfax Avenue has multiple retail areas along it. Lamar Station Plaza has a Ross, plus eclectic stores like Ashley Boutique and PopCULTure Empire. Start the day at Sweet Bloom Coffee Roasters, or end it at WestFax Brewing Company. An artistic community with cultural attractions
As an established neighborhood, Edgewood’s attractions bring culture to the community. The towering pink facade of Casa Bonita is a famous Colorado roadside attraction from the 70s. Patrons are treated to entertaining dinner shows, mariachi music and a 30-foot waterfall as a backdrop to their meal. For more live performances, people can catch a show at Benchmark Theatre. The neighborhood is filled with artistic influence, which can be seen from the several art galleries in the area that highlight local work.Jeffco public schools with great programs

Maintaining a C grade on Niche, Lumberg offers a One Way Dual Language program for its multilingual students. From there, students can head to Jefferson Junior/Senior High School for seventh through 12th grade. Jefferson has a C Niche grade, a great athletics program and offers early college credit opportunities through Red Rocks Community College. At the center of the neighborhood, the Rocky Mountain College of Art and Design instructs budding artists, with most students living in off-campus housing.Neighborhood parks and outdoor amenities
A joint venture between Lakewood and Edgewater, Walker-Branch Park offers an abundance of outdoor amenities to the neighborhood. Visitors can explore the walking trails and bike paths that wind throughout the park. Practice your throw at the horseshoe pits, play a game of volleyball or learn new tricks at the skate park. Down the road, Aviation Park has a playground for little ones and picnic shelters for relaxing. Both parks are part of the 40 West ArtLine, where people can enjoy public art along a 4-mile trail. On the other side of Sheridan Boulevard, Sloan Lake is a boat-friendly park and the biggest lake in Denver. Every year, it hosts the Colorado Dragon Boat Festival.Traveling around Edgewood
Edgewood’s sidewalks and wide streets make the area highly walkable and bike-friendly. However, most people use vehicles to drive places. US Route 40, also known as West Colfax Avenue, makes up the neighborhood’s southern border and travels 5 miles straight to downtown Denver. There are also exits onto Interstate 70 only 3 miles north. “Edgewood has good proximity to the highways. On this side of I-70, the traffic is less congested and dense,” explains Sandler. Those in need of commercial flights can head 29 miles east to Denver International Airport.Preventing crime in the community
