Developing village amenities outside of Buffalo

Established as a town in 1833 by an act of the New York State Legislature, Lancaster is a town located just 14 miles east of Buffalo and is an outer ring suburb of the city. The area is home to multiple large parks, a Niche A-minus rated school district, and is starting to see some developments in its downtown village area. “It is a big town with many people, but everyone knows everyone,” says Lisa Myers, a real estate salesperson with Keller Williams Realty – Lancaster, who was raised in the town. “I know I may be a bit partial to it, but it has that hometown feel. They have done a good job of revitalizing the village area over the last three to five years, and more events and things are happening there.”

Winding suburban subdivisions

A suburban town, Lancaster has multiple subdivisions foot or bike, close to home. Homebuyers have their pick of the litter in terms of architectural styles, including ranch-style, craftsman, farmhouse and colonial revival. Property lots are lined closely but feature well-kept yards, driveways, and a garage. Prices range from $165,000 to $732,000, but buyers can expect a four-bedroom ranch to sell for almost $300,000, while a five-bedroom Colonial Revival will rise to around $500,000. “The market is stable, and we still see multiple offer situations. There is still a bit of an inventory shortage in Lancaster, which is driving up the prices,” Myers says.

Lancaster Central public schools

Children attend the Lancaster Central School District, which scores an A-minus on Niche and serves 5,427 students in the town and village of Lancaster, the town of Cheektowaga, the town of Elma and the village of Depew. One potential school path is Hillview Elementary for kindergarten through third grades, William Street School for fourth through sixth grades, Lancaster Middle School for seventh and eighth grade and earn their diplomas from Lancaster High School. According to Niche, the elementary and high schools earn an A-minus, while Will Street and the middle school score a B. Lancaster High offers 20 dual enrollment classes that allow a pathway for students to earn college credit while concurrently earning high school credits.

Scheduling senior shuttles and Broadway Buffalo commutes

While there is no public transportation in Lancaster, the town does offer senior citizens (60+) residents a shuttle van service through the town's senior center. Interested locals must schedule appointments for rides, and while it is free of charge, donations are encouraged. Known as Broadway, U.S. Highway 20 is one of the main thoroughfares in Lancaster and takes commuters into Buffalo. The Boulevard also has an on-ramp to Interstate 90, heading into downtown Buffalo.

Boutiques and restaurants on Central Avenue

Residents have multiple options for grocery shopping, including a couple of Tops Friendly Markets, Wegmans and Aldi. Central Avenue in the village has become a locally owned retail destination with small boutiques, including fashion stores like the New York Store, Juls and Jane, or the Gilded Maple home goods store. Lancaster has plenty of places to choose from for a meal out on the town. Whether it’s a burger from The Yelling Goat, a slice of pizza from 99 Brick Oven, a sit-down Italian Meal at Frank’s Grill or a sandwich and a beer at Skoobs Village Grill.

Sprawling paths and country clubs off Cayuga Creek

On the banks of the Cayuga Creek, Como Lake Park is 534 acres and is run by Erie County. Locals can use the park for multiple types of recreation across all seasons. In the summer, residents can fish the creek, play a round of disc golf, hike or bike through some of the trails, picnic or use one of the playgrounds. In the winter, its trails are the perfect place for cross-country skiers, and its sloping hills provide a place for children of all ages to sled. Walden Pond Park has seven softball fields, a t-ball field, four sand volleyball courts and another multi-use field for youth sports. For an additional cost, residents can join Lancaster Country Club, founded in 1925, which features an 18-hole golf course, swimming pool complex, and other social activities.

A night at the opera and village events

Housed in a historic 1897 structure, the Lancaster Opera House is one of the country's few remaining Town Hall Opera Houses. The venue remains active and hosts plays and concerts throughout the year. The Village of Lancaster has started to host more events annually, including a Fall Festival, which supports the high school football team. The event features a photo booth, horse rides, vendors, food trucks and live music.

The town is home to Warren Hull House, the oldest surviving structure in Erie County and is fully restored. Interested parties can only tour the home by appointment and learn what life was like 200 years ago in Erie County.
