Established suburbia outside of Lancaster Square
Less than 2 miles outside of downtown Lancaster, Bausman became its own community around the 1950s. Although the neighborhood's name traces back to the German Andreas Bausman, who purchased a chunk of land in 1775, all that remains of the original plot is the historic Bausman Farmstead surrounded by 6 acres in the middle of town. This Victorian-era property might reflect the past, but the midcentury homes that have since sprouted around it have given Bausman new life as an established suburb. Despite its rural feel, the community has a shopping center and a community park, with Millersville Pike cutting through as the main artery. And nearby, the vibrant scene around Lancaster Square includes boutique shopping, museums and nightlife. “There’s a lot of new bars and restaurants opening downtown,” says Christine Nolt, a Lancaster County native and partner in Kingsway Realty. “It’s attracting people to live around there.”

Quiet subdivisions feature homes built in the 20th century with maple and ash trees shading their well-kept front lawns. Typically, on the lower cost end are traditional-style townhomes and twin homes with driveways, some with attached garages and fenced-in backyards. Many of these properties sit on the east side of town and offer 1,000- to 1,500-square-foot units priced between $230,000 and $270,000. Single-family styles built in the 1940s through 1960s include ranch-style homes, Cape Cods and split-levels, while larger Tudor Revivals and dwellings with colonial influences were built around the 1980s and 1990s. Many of these homes sit on a quarter-acre to more than a half-acre of land, with multi-car garages and spacious back patios. These single-family homes offer from 1,500 to 3,500 square feet, and generally range in price between $280,000 and $600,000.

Shopping at Manor and nightlife on Queens Street
Residents take advantage of the Manor Shopping Center, where there are department stores, a CVS, Regal Cinemas and a few eateries serving pizza, Japanese and Chinese food. House of Pasta is a laid-back Italian spot where diners can eat their meals on the outdoor patio or in the sandy courtyard. And convenient grocery hauls happen at Weiss Markets, also at this shopping plaza. For fresh produce, the Lancaster Central Market, the community’s longest-operating farmers market open Tuesdays, Fridays and Saturdays, is a couple of miles away. Also downtown along Queen Street are several more restaurants and popular post-dinner spots, including Spring House Brewing and Lancaster Brewing. A block away from there is Lancaster General Hospital, and across the street is a hotspot for kids, the Lancaster Science Factory.

Fresh air at Lancaster Community Park
Lancaster Community Park features a playground, paved walking trails around athletic fields and open green space. The park also holds the Wheatland Community Garden, where anyone in the area can rent a plot to grow fresh produce. When city officials considered placing government facilities at the park, locals organized community groups to advocate for its preservation. To the north, Maple Grove Park offers woodsy walking trails along Little Conestoga Creek and an expansive playground. And on the west side, Conestoga Country Club is a private club with an 18-hole golf course and outdoor pool. About 3 miles east of Bausman is the 544-acre Lancaster County Central Park, the largest park in the county. Visitors can explore the skate park, outdoor pool with water slides and the Garden of Five Senses, where a walking path through flora and a miniature waterfall appeal to each sensation. There are also hiking and biking trails that weave through the forested areas along the Conestoga River. When the weather doesn't allow for the park, the Lancaster Science Factory is just 3 miles away.

Cultural celebrations in downtown Lancaster
With downtown Lancaster nearby, residents often head there to celebrate city events and dine at their favorite eateries. “We’re a Certified Welcome city,” says Megan Schmidt with the Lancaster Welcome Center, referring to the formal designation given to communities that create policies and programs to support immigrant populations. “We have a whole melting pot of culture and businesses here.” The city holds a Pride celebration at the Convention Center, with an outdoor street market that features local queer-owned vendors. “We also have the Juneteenth Jubilee at Binns Park, which has lots of African American businesses and performances,” Schmidt adds. During the summer, First Fridays is a monthly gathering where people come out to celebrate the city’s arts, culture and food scenes. “And on the third Friday of every month, we have Music Fridays,” Schmidt says. “Whether you’re in a band or want to get up and sing, you can perform on any street corner here within the city.” Highly anticipated annual events include the Red Rose Run and Celebrate Lancaster, both in June. “Celebrate Lancaster is a big event with live music and food trucks,” she says. "It's a great way to connect with people in the city.”

IB and career programs at McCaskey High School
Students might begin at Smith-Wade-El Elementary, which was newly built in 2021 and does not have a Niche grade or GreatSchools score yet. They can advance to Wheatland Middle School, graded a C-minus by Niche, before attending McCaskey High School, graded a B-minus. This high school offers students an International Baccalaureate diploma, which includes a Career-Related program that allows them to earn college credits. Private school options in Bausman include Way of Jesus Academy, a Christian-based school for kindergarten through eleventh graders.
McCaskey High School received a B- from Niche and has more than 2,500 students.

Getting around on the Red Rose Transit
Bausman residents are close to U.S. Route 222, which runs north to south, and U.S. Route 30, which runs east to west. The former leads to Philadelphia, and the latter leads to Baltimore, both about 75-mile commutes. There are several Red Rose Transit, or RRTA, bus stops located along Millersville Pike. The Lancaster Amtrak station is just 3 miles away, and four blocks from the train station is Lancaster General Hospital.
