Landenberg offers rural living in the Philly metro
With Maryland to the south and Delaware to the east, Landenberg sits in the southeast corner of Pennsylvania with hundreds of acres of preserves. “It’s very rural, which seems to be a big draw. There’s a lot of open space that can’t be built on,” says Michele Endrich, a Realtor with Berkshire Hathaway Homeservices, who lives in Landenberg and has been selling homes there since 1999. Preserves are open to the public for hiking, and the rural landscape has made way for many farms and vineyards. With Wilmington, Delaware, and Philadelphia within driving distance, locals can work in the city, while retreating to a more scenic and laid-back community.

HOAs and upscale homes on acres of land
Single-family homes are predominant throughout Landenberg. The town’s mature woodlands also provide natural privacy for homeowners. “People are looking for more space here,” says Endrich. “Not all homes, but most have larger lots of about an acre or more.” The median sale price is $622,000. Housing options range from small ranch-style homes to large, upscale houses with New Traditional designs. Some houses sit on approximately half-acre lots in HOA developments, while others have several acres of land.
The classic ranch home is a very popular style and is seen on many streets throughout Landenberg.
Landenberg was once made up of primarily smaller, ranch homes but is quickly becoming occupied by larger, new traditional homes.

High ratings at Avon Grove High School
Kindergarten through second-grade students may attend Penn London Elementary School, which receives a B grade from Niche. They’ll go on to Avon Grove Intermediate School, graded a B-plus. In 2023, the former Avon Grove High School building was renovated and converted to Avon Grove Middle School, which has yet to be graded. The new Avon Grove High School, which opened its doors in 2022, receives an A-minus. Through the high school’s Empower Program, students can gain hands-on experience from local businesses.
According to state test scores, 82% of Avon Grove High School students are at least proficient in math and 77% in reading.
Avon Grove Intermediate School has 1,457 students in grades 3-6 with a student-teacher ratio of 18 to 1.

Trails at White Clay Creek Preserve and other protected lands
White Clay Creek Preserve features densely wooded nature trails along its namesake creek. They lead to White Clay Creek State Park in Delaware and the Tri-State Mason-Dixon line where Pennsylvania, Delaware and Maryland meet. The trail can also be taken to the Arc Corner Monument, which marks the corner of Delaware’s northern boundary, shaped like an arc, known as the Twelve-Mile Circle. Big Elk Creek State Park has miles of trails through woods and meadows, and Natural Lands’ Peacedale Preserve has a similar layout. New Garden Park offers 60 acres of recreational space. It features a gazebo next to a playground and two ball fields used by KAU Little League. A trail crosses a creek that leads to New Garden Township Town Hall and its surrounding soccer fields, managed by the White Clay Soccer Club.

A few restaurants on New London Road and three vineyards
A small shopping center off New London Road has a few salons and two restaurants. The restaurants include Daddy’s Kitchen, which fuses American and Mexican food, and 896 Pie, known for its pizza, cheesesteaks and subs. Two miles down the road, The Haven Social is a BYOB (Bring your own bottle) restaurant serving upscale seafood and other sophisticated dishes. Landenberg has several wineries, including 1723 Vineyards, Paradocx Vineyards and The Acadian Wine Company, all of which offer wine tastings and cozy, rural outdoor seating.
There are a few national-brand stores in Landenberg, including CVS and Tractor Supply. Locally grown produce is available at the New Garden Growers Market every Saturday from May through November. Locals head to Kennett Square and Avondale for everyday shopping needs at big-box retailers and grocery stores like Acme, Giant and Walmart. Depending on where one lives, both towns are about five to 10 minutes away.

Mushroom Festival and other events in Kennett Square
While Landenberg doesn’t have any major events, locals enjoy all the festivities that take place in Kennett Square throughout the year. The Kennett Square Mushroom Festival is one of the biggest events. It’s held the weekend after Labor Day and celebrates the region’s extensive fungi farming community with mushrooms, carnival rides and live music. Other major events in Kennett Square include Brewfest, Winterfest and the Chester County Hot Air Balloon Festival.
Each year the Kennett Square Mushroom Festival can see 100,000 visitors over the two days.
In addition to its many craft beers available for tasting, a notable part of Kennett Square’s Winterfest is the friendly, chill atmosphere.

About 90 minutes to Philly via car or train
Several state routes run through Landenberg and are starting points to get to other cities. It takes about 30 minutes to drive 15 miles to Wilmington, Delaware. From Wilmington, commuters can hop on I-95 to drive to Center City Philadelphia, which takes over an hour, depending on traffic. Alternatively, there’s a SEPTA train station in Newark, Delaware, about 10 miles away. The train takes almost 90 minutes to reach Center City. Baltimore is also about 90 minutes away via I-95.
