Prince George’s County community just northeast of D.C.
Landover is a community of about 24,000 people just northeast of Washington, D.C. in Prince George’s County. Here, locals can access the cultural attractions of the capital city while enjoying a median housing price about half that of D.C.’s. Melvin Yates, Broker at The Flagship Group of eXp Realty and former Landover resident, says the area has experienced new investment and growth in recent years while still maintaining a more affordable cost of living. “It’s definitely an up-and-coming area where you can still find value for a dollar,” he says. “People who move there tend to stay for a while.”

New townhouses and modest single-family houses
Landover’s median housing price is $325,000, about $100,000 less than the national median price. Options range from cottages and ranches built in the 1950s and ‘60s in subdivisions to newly built townhouses off Landover Road. Yates notes that there have been several new housing developments over the last 10 years, and there are several apartment complexes for renters.

The Commander’s home field borders Landover
Northwest Stadium, the home stadium of the Washington Commanders NFL team, borders Landover and has a capacity of over 60,000 people. In addition to football games, the venue has also hosted major acts like Beyonce and Taylor Swift. “Some people that are fans like the fact they can walk or ride the bike to the stadium and go to games,” Yates says. “There is some traffic, but I don’t think it’s too much of a deterrence. People aren’t going to not move to Landover because of the stadium.”

Kentland Community Center and more recreation
Landover has several recreation centers, including Kentland Community Center. The facility, which opened in 2016, has over 30,000 square feet of indoor space that includes a gymnasium, theater room and fitness center. In addition to small pockets of greenspace throughout the community, locals can get a membership to use the facilities at the Prince George’s Sports and Learning Complex bordering Northwest Stadium. The complex has a 20,000-square-foot fitness center and indoor pools. Weather in Landover is conducive to outdoor activities most of the year, with winter lows just below freezing and summer highs averaging in the upper 80s Fahrenheit.

Shopping and Woodmore Town Centre
Woodmore Town Centre has big box stores just east off the Capital Beltway. “Woodmore has helped bring higher-end shopping to a historically underserved community,” Yates says. The plaza has Wegmans, Costco and shopping at stores like Old Navy and Sephora. Just north, Capital Plaza has a Walmart and several more restaurants. Landover has plans to continue development with a new data center on the former site of Landover Mall and additional pedestrian and cycling infrastructure funded through Prince George’s County Transforming Neighborhoods initiative.

Commuting to D.C. on the Orange Line
Landover Metro Station is within walking distance for many residents and takes riders into the capital city on the Orange Line. “If you work in D.C. and like to party in D.C., it presents a good, convenient place where you can be downtown in 20 minutes,” Yates says. Drivers can also follow Highway 50 into D.C. For those working within Landover, there are several warehouses on the western side of town, including a Whole Foods distribution center. MedStar Washington Hospital Center, about 8 miles west, is among several hospitals nearby, and Ronald Reagan Washington National Airport is 13 miles southeast.
Students attend Prince George’s County Schools
Students living in Landover are zoned for Prince George’s County Public Schools. The district earns an overall C-plus grade from Niche and serves over 130,000 students across the county. The area has several elementary and middle schools that continue to C-rated Fairmont Heights High School in Landover. Highland Park Christian Academy, a private, K-8 school, is one of several private options also nearby.

Crime risk slightly above the national average
In 2023, Prince George’s County Police Department, which serves Landover, reported the highest number of violent crimes since 2015 and the highest number of property crimes since 2014. However, the neighborhoods that make up Landover all have CAP Index crime scores of 5, meaning only a slightly higher risk of crime in the area compared to the national average of 4.
