In the middle of Michigan’s thumb sits Lapeer County. Zoom into the county’s southwest corner and you’ll find quiet and pristine Elba Township. Since its founding in 1838, this small community has treasured its lakeside and farmland vistas. “Country living and wide open spacing” is what draws folks to move to Elba Township, states Doug Ferrell from Lapeer Realty, voted Lapeer County’s Best of the Best Realtor for 10 years running.
Sparsely placed among the forests and fields are ranch-style homes, neocolonials and farmhouses, all built in different decades. Brick homes and stone accents are common, and may include a garage, fireplace, basement or all three. Estimated home values in Elba Township are about $150,000 lower than the U.S. average. You can get a four-bed/three-bath home on 13 acres for about $270,000. Most homes sell between $140,000 and $320,000, but you may come across a $48,000 two-bed/one-bath on a wooded lot or a $2.5 million lakefront home. Whether you opt for a lakefront or landlocked property, homeowners enjoy nature and the privacy of their own space.
In addition to the allure of the land, Realtor Doug Ferrell reveals, “Another big draw of moving here is Chatfield School. There’s a long list of people trying to get in. It’s small and hands-on with a naturalist curriculum style.” For example, students grow wheat and make their own flour for homemade pizza crust. Chatfield also has a new high-end, self-sustaining building with solar paneling. This public charter school is the No. 1 Best Public Elementary School in the Flint Area according to Niche, with an overall A grade. It teaches kindergarten through eighth grade. Davison High School partners with Mott Community College to teach classes such as accounting and automotive technology. It teaches ninth through twelfth grade and earns a B on Niche. A popular choice for homeschooling families, Lapeer Virtual Partnership offers tuition-free virtual classes for kindergarten through Grade 12 students of any academic background.
In addition to the great schools, “More and more people are moving here to avoid the bustle of Rochester and Sterling Heights,” says Ferrell. Working folks who commute to city centers should know that Elba Township is car-dependent; there is no public transport. Interstate 69 connects Elba Township to the neighboring towns of Lapeer and Davison, as well as to Flint, a larger city 15 miles away. In Lapeer, shop for groceries at Kroger, catch a train at the Amtrak station and get great deals at Walmart.
Newly upgraded Elba Township Park includes a fitness playground for both adult and youth adult recreation. Residents enjoy a public boat ramp at Lake Nepessing. Family-run since 1880, Hilltop Campground has all the amenities you need for a weekend on the lake. Head to the beloved Lake Inn for its live music, hearty menu and lake views. Planning a party? Lake Nepessing Golfland has a miniature golf course, a driving range, go-karts and ice cream. Plus, dog parks are just 7-8 miles away in both Davison and Lapeer. Elba Township offers plenty of outdoor recreation, convenient commuting, excellent schools and a peaceful lifestyle for its community of 5,500.
