Fairway Village offers a convenient, active lifestyle
Fairway Village is a classic 55-plus community in central Largo, half an hour from the beach and close to tons of recreation. “Largo has more of a local feel, not super touristy like it is in Clearwater or St. Pete,” says Jenn Cook, a Coastal Properties Group Realtor with over two decades of real estate experience. She says Largo’s small-town vibe is a large part of its appeal, and snowbirds flock here during the winter to escape their snowy northern home states. The draw to Fairway Village itself? Its central location and lengthy list of amenities, inside and out of the gates.

Private community amenities and public Largo/Pinellas County recreation
The neighborhood’s private 9-hole, par-3 golf course has lakefront fairways, a practice putting green and a pro shop. The community’s clubhouse, newly built in 2022, features nearly 20,000 square feet of indoor recreation space, including an auditorium, a commercial kitchen and a fitness center. It backs up to Half Moon Lake, which has a pier for catch-and-release fishing. Two outdoor pools with hot tubs and a shuffleboard court overlook the waterfront. Largo Public Library is about a 10-minute drive west, close to Largo Central Park. The almost 30-acre public park is home to a playground and a miniature railroad, open for rides on the first full weekend of every month. Central Park Performing Arts Center hosts Broadway shows, concerts and more. The sandy beaches in Indian Rocks Beach, a nearby Pinellas County city, are just 30 minutes from Fairway Village.

Midcentury manufactured homes
The community comprises neat rows of manufactured homes built in the early 1970s, ranging in size from about 900 to 1,300 square feet. Most feature aluminum carports and short concrete slab driveways. Pets under 45 pounds are permitted on the southeast periphery. Prices start at about $125,000 and can go up to $325,000. Off Belcher Road, just outside the Fairway Village gates, there’s a three-block subdivision of Minimal Traditional cottages. These homes are not age-restricted, and typically sell for between about $264,000 and $390,000.
Tropical Landscaping is abundant on the Fairway Village streets.
Smaller, traditional homes can be found next to Fairway Village.

Shopping and dining on East Bay Drive, U.S. Route 19 and downtown
The East Bay Drive commercial corridor has stores like Publix and Walmart Supercenter, along with car dealerships, self-storage centers and restaurants. Most eateries are chains, like Outback Steakhouse and Cheddar’s Scratch Kitchen. The shopping plaza at the corner of East Bay and Route 19 has a First Watch and a Chili’s. Downtown Largo is about a 10-minute drive west of Fairway Village. “It’s actually really cute,” Cook says of the little town center. “It’s got restaurants and shops, and they’re trying to build it up,” she adds, noting that a new city hall with 18,000 square feet of ground-floor business space is in the works.

Golf cart-friendly, bus stops and airports close by
The neighborhood’s network of sidewalks makes it walkable. Wide streets, closed to through-traffic, make Fairway Village golf cart-friendly, too. Pinellas Suncoast Transit Authority, or PSTA, buses pick up from stops on Belcher Road, connecting around the city to destinations like downtown and the HCA Florida Largo Hospital. By car, the hospital is only about a 15-minute drive west. St. Pete-Clearwater International Airport is also about a 15-minute drive away. Tampa International Airport is around a 25-minute drive across the bay via Interstate 275, depending on traffic.

Hillsborough County schools serve a small section beyond the gates
While Fairway Village proper is an age-restricted community, the three-block subdivision just outside the gates is not. Kids there are zoned to attend Morgan Woods Elementary and Webb Middle, which receive C-plus grades from Niche. Older students go to B-rated Leto High. Established as the first comprehensive high school in Hillsborough County, Leto’s Collegiate Academy magnet program allows high schoolers to graduate with an Associate of Arts degree from Hillsborough Community College.
Morgan Woods Elementary serves the Twelve Oaks neighborhood and surrounding areas.
Leto High School entrance welcomes students to learn from Twelve Oaks and many other areas.
