A serene community near downtown Las Cruces
Located only a mile from downtown Las Cruces, Constancia M. Palmer is within walking distance of the city’s urban core, but its green surroundings and midcentury homes give it a relaxed feel. “It’s very laid-back, and I love it,” says Ronald Leone, an associate broker with Better Homes & Gardens Real Estate Steinborn & Associates who’s lived in the area since 2001. “I've never lived in a more friendly area in my life.” Downtown is home to restaurants, museums and performance venues, and the weekly farmers market attracts hundreds of vendors selling local goods. The area can be busy when New Mexico State University is in session, but Constancia M. Palmer is just far enough away to stay out of the hubbub.

Midcentury brick and Southwestern-style homes
As of late 2024, the neighborhood's median home price is $287,000, down 8% since late 2023. Local streets are lined with sidewalks, and some of the midcentury ranch-style homes have grassy yards and trees. Brick or stucco exteriors are common, and most homes have a paved one-car driveway leading to an attached garage or carport. Along Alameda Boulevard, there's a small pocket of early 20th-century Craftsman houses with front porches and gabled roofs. Prices for both styles range from around $135,000 to $380,000, depending on a home's updates and size; layouts can range from around 700 to 2,700 square feet. Low-rise apartments on Miranda Street are available to renters.

The Farmers and Crafts Market downtown
The restaurants and stores of downtown Las Cruces are about a mile away. “Since 2001, the downtown has been renovated and restored to its original luster,” Leone says. “They’ve done a fabulous job incorporating the new with the old.” Locals can grab a coffee at the family-owned Grounded or hang out there for pizza and live music. Icebox Brewing Company’s Boneyard Cantina offers New Mexican dishes with a patio overlooking the Plaza de Las Cruces. Each Saturday and Wednesday, vendors set up along Main Street for the Farmers and Crafts Market to sell local produce and handmade goods. There are also local shops like COAS Books and Organ Mountain Outfitters, as well as museums like the Las Cruces Museum of Art. While downtown can be busy, especially during the market on Saturdays, Luis Larrinua, a Realtor with Keller Williams Realty who’s sold homes here for 12 years, says, “Once the NMSU students leave, it really dies down. It’s very quiet and peaceful, especially on Sundays.” For groceries, residents can head about a mile north on Main Street to Albertson’s and Lowe’s Fiesta Foods.

Classic films at the Rio Grande Theatre
Downtown’s venues provide a variety of live entertainment. At the Rio Grande Theatre, built in 1926, locals can attend concerts or catch a screening of a classic film. The No Strings Theatre Company performs a new play almost every month at The Black Box Theatre. Annual events like the Las Cruces Chile Drop on New Year’s Eve — where a 19-foot chile pepper is lowered to ring in the new year — can bring out big crowds.

Several parks are within a mile of the neighborhood. The roughly 6-acre Lions Park is best known for its 12 tennis courts, but it also has open green space and a playground. On hot days, families can cool off at the public Laabs Pool next door. The 2-acre Pioneer Women’s Park is filled with trees where picnickers can relax in the shade. At the Field of Dreams Sports Complex, kids can join a youth soccer league or baseball team.

Near Highway 70
Highway 70, which is also Main Street, is nearby, leading about a mile to downtown Las Cruces. Interstate 10 is about 3 miles away and leads 46 miles to El Paso. The Roadrunner bus stops nearby on Picacho Avenue, and bike lanes and sidewalks on Alameda Boulevard provide bike- and pedestrian-friendly ways to get downtown. Three Crosses Regional Hospital is less than 2 miles away. Las Cruces International Airport, a general aviation airport that has commercial flights to Albuquerque, is 9 miles away, and El Paso International Airport is a roughly 52-mile trip.
