Southwestern aesthetics on tree-lined streets
Mesilla Park’s age can be felt in its towering trees, which shade the neighborhood’s grassy lawns and sidewalk-less streets. Built from the 1860s through the 1990s, Mesilla Park’s Pueblo Revival and Spanish Revival-style homes embrace a Southwestern aesthetic, with flat or clay-tiled roofs, earth-toned stucco or adobe exteriors and arched doorways. Lots can range from a quarter acre to 1 acre, and many residents have backyard pools. Prices range widely: 1,000- to 3,000-square-foot ranch-style homes go for around $180,000 to $350,000, and 3,000- to 4,100-square-foot homes fetch $630,000 to $690,000. “A lot of people have water rights because it’s so close to farmland, so the property values stay really high,” says Steve Montanez, president and CEO of New Mexico Properties who’s sold homes here for 12 years. Single-level two-bedroom condos are in the neighborhood’s west and rarely come on the market; only one has sold in recent years, for $215,000. In the neighborhood's east there are some manufactured homes that haven’t come on the market in recent years, as well as some mid-rise apartment complexes.Green Chile Fettucine Alfredo from Pastaggio’s
Harrelson Street has a small pocket of neighborhood businesses. Picacho Coffee Roasters has roasted specialty grade beans here since 2009, and since 1995, Pastaggio’s has offered Italian comfort food infused with local green chiles, including the beloved Green Chile Fettucine Alfredo. The historic town of Mesilla is about a mile away, with some of the city’s oldest and most popular restaurants and bars. Duran recommends Palacio Bar, a neighborhood watering hole since 1936, with a bar full of regulars and live music every weekend. D.H. Lescombes Winery and Bistro is an upscale option that serves New Mexico wines and French-style dishes. For essentials, Walmart and Albertsons are both about a mile away.Noche de Luminarias at New Mexico State University
The neighborhood is close to popular events in Mesilla and New Mexico State University. NMSU’s annual Noche de Luminarias, held each December, is one of the Southwest's biggest displays of luminarias, which are paper bags filled with lit candles. The entire campus is decked out in glowing luminarias, and the community is invited to explore campus and enjoy the lights. Mesilla also has a December luminarias display, and their Cinco de Mayo Fiesta brings out crowds for a weekend of folklórico performances and Mexican food.Volleyball champions at Las Cruces High
Local kids can start school at Mesilla Park Elementary, which earns a B from Niche, and then attend the C-plus-rated Zia Middle. At the B-rated Las Cruces High, kids can join over 15 sports teams, including girls’ volleyball, which had an undefeated season and won the state championship in 2024. The private Mesilla Valley Christian School earns an A-minus and serves kindergarten through Grade 12.New Mexico State University is less than a mile away, making Mesilla Park a popular place for faculty and staff to settle down. The university enrolls nearly 15,000 students in over 180 degree programs. It’s also home to the Chile Pepper Institute, the world’s only organization to study chile peppers. The Institute is based out of the Fabian Garcia Research Center in the neighborhood’s north, and residents can take tours of the teaching garden and pick up a new hot sauce in the gift shop.
Green space at Mesilla Park
The roughly 2-acre Mesilla Park, the neighborhood’s namesake green space, has a playground for kids to burn off some energy, as well as shade trees and a basketball court. It sits next to the Frank O’Brien Papen Community Center, where kids can play air hockey in the game room when it’s too hot to play outside. The NMSU Golf Course nearby offers 18 holes of championship golf, as well as lessons, a pro shop and practice space. To the east along the Rio Grande River, hikers can explore 2 miles of trails through the over 300-acre Mesilla Valley Bosque State Park, an Audubon-designated birding area.Along Interstate 10
Interstate 10 borders the neighborhood, leading roughly 44 miles to El Paso. Avenida de Mesilla leads 3 miles to downtown Las Cruces. The Roadrunner bus stops along University Avenue, and a bike path on Union Avenue leads less than a mile to New Mexico State University. There are few sidewalks in Mesilla Park, so most residents rely on their cars or bikes to get around. Memorial Medical Center is just over 2 miles away. Las Cruces International Airport, a general aviation airport that has commercial flights to Albuquerque, is 11 miles away, and El Paso International Airport is a 50-mile trip.Flood risk near Main Street
