Meadows offers convenience — and yard space
Meadows, about 5 miles from the Las Vegas Strip, is an established urban community centered around a park. “The neighborhood appeals to people because there isn’t a homeowners association, and many of the houses have big backyards,” says Marja Davis, Realtor with Signature Real Estate Group and Las Vegas resident for more than a decade. “To the west of Buffalo Drive, properties get more high-end; some people buy in Meadows as a bank — it’s coming up in value.” Sidewalks edge the wide streets of the area, and well-established desert trees and palms lie within fenced front yards. With several nearby restaurants and stores, it can be convenient for locals to run errands — they also have quick access to major highways. In addition, the middle school is within a few blocks of many Meadows homes.

Centered around Essex/West Charleston Lions Park
Despite being so close to city amenities, there is plenty of green space for residents to enjoy. At the heart of the Meadows community is Essex/West Charleston Lions Park, a circular park with a playground and shaded picnic tables. Locals can also visit Cragin-Hinson Park, alongside South Valley View Boulevard, where they can play baseball or take their pups to meet up with friends. Just east of Valley View is Springs Preserve, a 180-acre property that offers a desert botanical garden and the Nevada State Museum. The preserve’s playground has giant replicas of wildlife, including a wooly mammoth buried in the sand. During the summer months, the Bill and Lillie Heinrich YMCA has an outdoor water park that members can use. The facility also has a weight room and outdoor track. Golfers can visit the Las Vegas Golf Club, less than 3 miles north, for a round on the par-72 public golf course. The club has been a Las Vegas fixture since 1938.

Shopping choices along South Decatur Boulevard
Locals can find several restaurants along South Decatur Boulevard and West Charleston Boulevard. Lou’s Diner, which opened in 1969, and Mississippi Mary’s Soul Food Café are two popular spots for flavorful yet casual sit-down meals. Farmer Boys, which sources ingredients from local farmers, when possible, serves burgers and fries from their place on West Charleston Boulevard. “A few miles down Alta Drive is Tivoli Village, which is a lovely area to go for restaurants,” Davis says. Residents are spoiled for choice when it comes to retail or grocery shopping. Comic book lovers can swing by Velvet Underground to browse the collection. For antiques, vintage toys or other collectibles, there’s Momma’s Attic in the Alta Decatur Shopping Center. The Meadow Mall, on the north side of Meadows Lane, provides access to department stores; anchor tenants include JC Penney and Curacao, a department store celebrating Hispanic culture. For more options, the Las Vegas Premium Outlets are just over a 2-mile drive east. Cardenas Markets, off Meadows Lane, offers an enticing produce section in addition to prepared meats, tamales and fresh tortillas. Smart & Final Extra! and Walmart Supercenter are also nearby.

Getting to and from Meadows
Residents who prefer public transportation can catch Regional Transportation Commission of Southern Nevada (RTCSNV) buses along Meadows Lane, West Charleston Boulevard and South Valley View Boulevard. The neighborhood is bordered by U.S. Route 95, a major thoroughfare for Las Vegas, which connects to Interstate 15. For most local traffic, West Charleston Boulevard, Alta Drive and South Decatur Drive are efficient arteries to get around without having to get on the highways. “You can get across town pretty quickly from that area,” Davis says. There are several airports surrounding Las Vegas, but Harry Reid International Airport, just over 7 miles away, offers direct flights to more than 100 domestic and international destinations. The University Medical Center is less than a 3-mile drive from Meadows — it’s the only Level I Trauma Center in the state of Nevada.

Area considerations
Homebuyers considering Meadows can note that nearby highway traffic can mean that the area has high noise levels, especially for those who live closest to Decatur and Route 95. Las Vegas, according to the Federal Emergency Management Agency (FEMA), is at a high risk of heat waves and earthquakes. Throughout the Las Vegas Valley, poor air quality is also a common issue.
