Fort Hunter/Guilderland—known only as Guilderland by locals—is a lovely town in the Capital Region that sits almost midway between Albany and Schenectady. Residents appreciate Guilderland's suburban spaciousness and quick access to city centers. But it's more than convenience that locals love, says Brian Brosen, licensed associate broker in the Capital Region for 19 years and leader of The Capital Team. "There's a good sense of community in Guilderland. It's a very supportive community," he says.
Guilderland's homes incorporate the area's natural beauty. Stone accents often accompany different architectural styles, such as modern ranches, new construction split-levels, and arts & crafts. The diverse housing portfolio also includes traditional colonials and condos. Whatever the architectural style, many residents enjoy roomy lots and tree coverage. The average three-bedroom home here costs around $300,000.
Schools are a significant factor in the Guilderland appeal, says Brosen. "A lot centers around the schools and sports," he says. "On Saturday mornings, the soccer fields are packed." The Guilderland Central School District earns an outstanding A-minus on Niche.com and combines strong academics and athletics. Pine Bush Elementary School has some of the district's best reading proficiency scores among elementary schools. Farnsworth Middle School offers tween students exciting learning opportunities with an in-school TV studio and a community garden with greenhouses. Guilderland High School is among New York State's top 10% of public high schools for student-athletes who participate in everything from basketball to bocce. All three of these schools also earn A-minus overall ratings. Annur Islamic School offers a private religious education.
Guilderland provides residents with accessible shopping options. Central Avenue is stocked with markets and grocers, including ALDI and ShopRite. Sam's Club and a Hannaford expand shopping towards the region's northern tip. Soon, locals can do even more bulk shopping; a Costco is coming soon to the Western Avenue and Johnston Road intersection. Trader Joe's afficionados love having one nearby in Colonie. Shopping plazas south of I-90 make it easy to complete several errands in one stop—Carman Plaza, Hamilton Square and Star Plaza contain many shops and services. Traditional department stores, specialty shops and great restaurants are five miles away in Crossgates Mall. It is the largest indoor shopping center upstate and the third largest in New York State, and a big plus for Guilderland residents.
Cook Park is a beloved local green space and community gathering ground. You'll see locals attending the summer concert series at the amphitheater. There's also a playground, a duck pond and a large picnic pavilion.
Guilderland is also home to the Albany International Airport, one of the area's largest employers. For ground transportation, Interstate 87 and Interstate 90 form Guilderland's and southern boundaries, respectively. The New York State Thruway cuts through the town's southern portion and gives a straight shot to both Schenectady and Albany. Another major employer for Guilderland residents is the State University of New York at Albany campus. It's beyond Guilderland's eastern border and a quick commute.
