Lawrence neighborhood with convenient park and shopping access

Some consider Indian Hills one of the most conveniently placed neighborhoods in Lawrence. “It used to be the central part of town. Within a 2 mile radius, you got a lot of shopping,” says John Huntington, a Realtor with McGrew Real Estate, who previously lived in Indian Hills and still owns a house there. This neighborhood sits right between the Pine Ridge Plaza and West 23rd Street, both of which are dense with chain brands and local dining staples. Residents here also don’t need to travel far for outdoor activities. Both Naismith Valley and Broken Arrow parks border Indian Hills. The community frequently finds itself at Broken Arrow Park, where it enjoys its abundant green space, lighted baseball and softball diamond and sand volleyball court. Naismith may not have the same facilities, but the narrow and mile-long park has long been a destination for nature strolls and bird watching. “I think people enjoy the green spaces, and we’re very fortunate with Lawrence. We’ve got a lot of different parks around, so it gives people different options,” says Mark Hess, a Realtor with Keller Williams Integrity, who’s made five sales in Indian Hills. Indian Hills’ location on the southern reaches of Lawrence makes it one of the closest neighborhoods to the K-10. “We’re kind of sandwiched between Kansas City and Topeka. We have a large amount of people that do the commute, and K-10 is one of the ways to get into the southern part of the Kansas City metro,” Hess says.

Split-levels, bi-levels, new Traditionals under mature canopies

Mature oaks and pines surround many houses with wood and brick exteriors. Raised lots are common here, but the landscape begins to see more hills on the northern end of Indian Hills. Common features on these properties include wood fences for privacy and second floor back porches. The generation of the houses range from the 1960s to the present. The older architecture includes bi-levels, split-levels, ranch-style houses and a few Cape Cods. Some modern Traditionals and Craftsmen built in the late 2010s and early 2020s are found on the southern end of the neighborhood. Price points for many houses here run between $250,000 and $350,000. The newer housing falls on the upper end of that range. There are also some houses that exceed $400,000. “If you compare that to many communities around the country, that’s a pretty attractive price point,” says Thomas Howe, an associate broker with McGrew Real Estate, who’s made just under 10 sales in Indian Hills.

Between the dining shopping on West 23rd and at Pine Ridge Plaza

Indian Hills sits between two areas dense with dining and shopping establishments. Less than 2 miles to the south is the Pine Ridge Plaza, which is surrounded by many chain brands that include ALDI, Target and Walmart. Other businesses here include a few car dealerships and the Regal Southwind for movie fans looking to catch the latest blockbuster releases. Popular dining spots here include El Potro, a regional chain of Mexican restaurants with several locations across the Kansas City metro. El Potro’s menu includes breakfast items like a plate of chorizo, scrambled eggs and cactus leaves and Mexican fried ice cream. More local staples can be found just north of the neighborhood along West 23rd Street. They include Nagoya Japanese Cuisine, which is popular for its sushi and deep fried meats. Nearby Thai Diner serves more Asian fare, while many enjoy the gyros and Greek cuisine down the road at Fresh Mediterranean. A Checkers Foods provides another grocery shopping option.

Bordered by Broken Arrow and Naismith Valley parks

Broken Arrow is the most used of the two parks bordering Indian Hills. Parents frequently take children to its playground, while local baseball and softball players enjoy the fields. The park also has 16 horseshoe courts, and the Lawrence Horseshoe Club regularly hosts contests there. Each year, seniors from Lawrence Free State and Lawrence high flock to the park and play mud volleyball as part of a long-standing tradition. Naismith Valley Park provides 25-acres of open prairies and woodland. Visitors can take to its 2-miles of trail and spot birds like cardinals, killdeer and purple martins. Children and teens looking for more physical activities can find them at the Holcom Park Recreation Center. Located about a mile west of the neighborhood, the center features more baseball fields, playgrounds and a gym for youth basketball games.

Strongly rated middle school bearing Olympic great’s name

Children in the neighborhood start at Schwegler Elementary School, which receives a B grade from ratings site Niche. They then attend Billy Mills Middle School, which also receives a B from Niche. Formerly known as South Junior High, the institution was renamed during the 2018-2019 school year in honor of the Oglala Lakota track and field great who captured gold at the 1964 Olympics. The school’s extracurriculars include an InterTribal Club. To finish their secondary education, Indian Hills teens go to Lawrence High School, which receives an A-minus from Niche. The ratings site ranks the high school among the top 25 best high schools for STEM in the state.

Close to the annual Haskell Indian Art Market

Indian Hills neighbors the Haskell Indian Nations University, putting the community close to events affiliated with the institutions. Among the major annual festivities there is the Haskell Indian Art Market. Every September, hundreds flock to the large tents set up at Haskell Powwow Grounds to browse for items made by Native American artists.

K-10 connection to Kansas City suburbs

Indian Hills lies just north of the K-10, which provides a direct route to Johnson County about 32 miles east of the neighborhood. The K-10 is also part of the route to Topeka. Going westbound on the state highway eventually leads to Interstate 70, which goes directly to both the state capital and Kansas City. Indian Hills sits about 3 miles and 4 miles south, respectively, of downtown Lawrence and Lawrence Memorial Hospital. The Lawrence Transit, which has a few stops in the neighborhood, provides alternative transportation options. For out of state flights, many here go to the Kansas City International Airport about 50 miles east and 47 minutes from Lawrence.
