A gateway to suburban Lawrence
Quail Run is one of the gateways to West Lawrence. Residents who opt to live on this half of the city do so for its modern housing options and quieter lifestyle--away from the densely packed, student-crowded communities of downtown and the University of Kansas. Thomas Howe, an associate broker with McGrew Real Estate, describes Quail Run as “A little posher neighborhood than others, and more upscale. There’s good quality schools, it’s walkable, and there’s a number of good shopping possibilities and some very good restaurants.” This suburb features larger homes with spacious footprints, ranging in architectural styles from ramblers to traditionals. Residents of Quail Run also enjoy their proximity to Wakarusa Drive, which runs along the west end of the neighborhood and is undergoing an expansion to ease travel to other parts of the city. One destination Wakarusa leads to is the Clinton Youth Sports Complex, where many Quail Run families take their children for athletic activities.
There are a few large homes with two and three car garages.
Late 20th century Traditionals with other stylistic touches
Many of Quail Run’s roads wind through hilly blocks populated by late-20th-century homes, with a few pockets of flatter terrain found in between. Homes here primarily consist of Traditional designs, although elements of Colonial Revival and Craftsman architecture are also common. Other distinct styles here include saltboxes and half-hipped roofs. Some homes feature raised back porches that overlook spacious yards with enough room for fire pits and swingsets. Price points here can range from $315,000 for a four-bedroom house to $490,000 for a larger build. A few estate-sized properties with values between $500,000 and $800,000 can also be found here. While townhouse options sell for between $200,000 and $230,000. “You go from lower income to moderate income in ‘Dad’ Perry, and as you move west, you end up in your higher income type of housing area,” says Wade Walckner, who lives in neighboring Perry Park, but has a child who attends Quail Run Elementary School.

Quail Run borders a group of retailers and local restaurants at West Sixth Street and Wakarusa Drive. Community favorites here include the Six Mile Chop House and Tavern. “It’s got quality steaks, and a better grade of food overall. It’s a step up,” Howe says. Nearby, J. Wilson’s offers a more upscale dining experience. Patrons can pair steaks or seafood with selections of wines, house cocktails and local craft beers. Johnny’s Tavern West is a Lawrence institution and sports bar where many enjoy cold beers alongside wings, pizza or tacos. Many opt for Johnny's to fulfill their sports-watching needs, as the bar features plenty of TVs hung neatly along the establishment's walls. Walmart and Dillons are two local grocery shopping options; or for fans of craft brews, folks can head to Lawrence Beer Company West to enjoy their beverages outside around a stone fireplace.
Walks and snake crossings at Conrad & Viola McGrew Nature Preserve
Quail Run is home to the Conrad & Viola McGrew Nature Preserve, a 15-acre green space with woodlands and rocky streams. Visitors can explore the preserve by walking its paved trail, or crossing the small pedestrian bridge which passes over the water. The preserve is also known for its reptile inhabitants, which include species like the black rat snake. The snakes will occasionally wind themselves between tree branches or rest on the side of the pedestrian bridge. Golfers here are close to the 18-hole course at the private Jayhawk Club. The course’s affiliated Wellness Center provides more amenities like a pool and gyms complete with equipment like exercise machines and free weights. Yoga sessions occur outside the center during the warmer months.

Access to several highly rated schools with STEM focuses
This neighborhood is also home to Quail Run Elementary School, which receives an A-minus from the educational review site, Niche. Students here enjoy recreational amenities like a disc golf course. From there they can round out their secondary education at Southwest Middle School and Lawrence Free State High School, both of which receive A-minus grades from Niche. Lawrence Free State High, which sits just north of the neighborhood, offers extracurricular activities like a Women in STEM club and a robotics team. Niche also ranks Lawrence Free State among the state’s 20 best high schools for STEM programming. Quail Run is also close to the highly rated Bishop Seabury Academy, a private school that receives an A-plus from Niche. Bishop Seabury serves sixth to 12th graders, and Niche ranks it as both the best private high school and college preparatory private high school in the state.
Quail Run Elementary School has an A- from Niche.
Free State High School has good sports programs.

‘Hawk Talks’ at Johnny’s and KU basketball
Johnny’s Tavern West, a popular sports bar/restaurant, hosts a series of weekly events throughout the year called “Hawk Talks.” The series invites local sports icons, like the Jayhawks men’s basketball coach, Bill Self, to participate in Q&A sessions with attendees. The talks are held each fall during football season and in the winter for basketball season. To get to a local game, The Bob Billings Parkway connects residents of Quail Run to the University of Kansas, a few miles east, and nearby KU venue, the Allen Fieldhouse, home of Jayhawks basketball. For a cultural outing, the Leid Center of Kansas, which hosts musical acts ranging from the Temptations and Mavis Staples, is also nearby.
The whole family will enjoy the art exhibitions at the Spencer Museum of Art on KU campus.
The Lied Center is just a few minutes drive for some local entertainment.

K-10 and I-70 commutes
Wakarusa Drive connects residents directly to the South Lawrence Trafficway, which turns into the K-10. The K-10 is one of two major highways in Lawrence that commuters can take to reach the Kansas City area. Interstate 70, located about 4 miles north of the neighborhood, also connects folks with both Kansas City and Topeka. To get downtown, residents can take West Sixth Street the 4-mile drive into the city, while the Lawrence Transit system provides a public transit option, maintaining several bus stops along Wakarusa Drive. For major medical needs, the Lawrence Memorial Hospital is about 4 miles east. Or for out-of-state flights, the Kansas City International Airport is about 50 miles east of Lawrence.
