Expansive suburban community on growing side of Lawrence
West Lawrence was once the name of the historic neighborhood that bordered downtown Lawrence, Kansas. However, that community of prominent Victorian and early 20th-century architecture formally became Old West Lawrence as the college town expanded. In turn, the suburban subdivisions that overtook the rural plains on the western end of the city decades later became the new West Lawrence. “That’s where community leaders have decided we’re going to expand our infrastructure. All the new homes are constantly being built west, west and west,” says Brian Sims, a home builder in West Lawrence. This large community now appeals to those who enjoy modern and spacious homes, including some upscale ones that can reach the million-dollar mark. With slowly growing shopping districts and institutions like Langston Hughes Elementary School, West Lawrence has also drawn comparisons to the region’s other developing communities. “It’s becoming its own suburb. It feels very much like suburban Johnson County,” says Angela Zysk, a Realtor with ReeceNichols Preferred Realty, in reference to the Kansas City suburb.
Contemporary Traditionals with unique touches
Built primarily from the 2000s through today, contemporary Traditional houses with a few Craftsman and ranch-style touches line the streets of West Lawrence. Their exteriors show a mix of stucco, wood, brick and stone veneer sidings. Tiled roofing covers many houses; others feature distinct designs like turrets and slanted skillion roofs. Walking paths weave through the subdivisions, where neighbors chat while out on evening walks. Lots of up to a half-acre provide space for backyard pools and lawn decorations during the holidays. Many houses here have footprints exceeding 3,000 square feet and some can reach up to about 5,000 square feet. Price points go from just under $500,000 on the north end of West Lawrence to about $700,000 around the center of the neighborhood. The houses near Lake Alvamar on the south end can run between $900,000 and $1.2 million. John Huntington, a Realtor with McGrew Real Estate and West Lawrence resident, says his neighbors “just want a really nice place to live. It’s not like it’s next to a golf course or anything like that. It’s just newer construction and a nice style of houses.”
