Leeds is a rural Maine town known for its water recreation
Located about 18 miles north of Lewiston-Auburn, Leeds is a rural Maine community known for its natural beauty and water recreation. The area is mostly forests and farmland, and the Androscoggin River and Lake Androscoggin are the primary source of entertainment. “If you’re looking for quiet and rural with some space, Leeds is a good option,” says Jonathon Stinson, broker and Realtor with Keller Williams Realty who grew up nearby. “And it’s close enough to Lewiston-Auburn that you could commute easily.”
Androscoggin Lake in Leeds spans over an impressive 4.5 miles.

Year-round water recreation on the river and lake
While there are no parks in Leeds, outdoor recreation is a big part of life here. The Androscoggin River and Androscoggin Lake are popular ways to get outside, no matter the season. “In the Androscoggin River, you can kayak and fish,” Stinson says. “In the lake during the summer, people are out there fishing, boating, waterskiing, swimming and tubing. In the winter, there's a lot of ice fishing and snowmobiling.” Stinchfield Beach is a popular public access point for the lake, and the over 2,500-acre Androscoggin Riverlands State Park nearby has hiking trails and public boat launches along the river. The public Springbrook Golf Club offers another way to get outside, featuring an 18-hole course and golf leagues. The Leeds Community Church has kids’ game nights each weekend, and its gym hosts pickleball games.

Farms, waterfront homes and houses far from neighbors
Most houses are ranch-style, Cape Cod or cottages on multi-acre properties with views of farmland and forests. Homes on Lake Androscoggin sit close together and have private lake access, while others sit on 2-acre to 6-acre wooded lots that can be far from neighbors and main roads. The overall CAP Index crime score is 1 out of 10, lower than the national average of 4. Single-family homes typically range from around $190,000 to $400,000. Farms on 15 to 45 acres range from $320,000 to $600,000. Manufactured homes on 1 to 6 acres can cost between $100,000 and $400,000. Undeveloped lots between 2 and 50 acres can go for $50,000 to $200,000, while those between 170 and 800 acres generally cost $300,000 to $525,000.

A car-reliant area that gets snowy winters
State Route 106 is the main road through Leeds, and U.S. Route 202 connects to Lewiston-Auburn, 18 miles away, and Augusta, 22 miles away. Central Maine Medical Center is about 18 miles away, and Portland International Jetport is a 57-mile trip. Maine has cold snowy winters, but the weather rarely affects travel. “Mainers are used to driving in the snow and the ice,” Stinson says. “A few times a year, they’ll cancel school or delay it, but usually, the main roads are pretty clear.”
Shakespeare’s plays at the Theater of Monmouth
The Theater of Monmouth nearby has been hosting theater performances in historic Cumston Hall since 1970. Named the official Shakespearean Theater of Maine in 1975, it’s known for its creative takes on the bard’s work and contemporary plays.
Few local dining and shopping options, but more in nearby Winthrop
No. 10 Eatery at WillowsAwake Winery is one of the few restaurants in Leeds. Here, diners can sample locally made wines and upscale American cuisine. Twin Bridge Country Store is a more casual option, serving pizza, sandwiches and diner-style breakfast. Winthrop, about 11 miles away, has more restaurants and retail options. The Vault Vintage Market here is only open for one weekend each month and sells handmade goods and vintage décor. Nearby grocery stores include Dollar General in Monmouth and Hannaford in Winthrop.
