Ashland’s single-story layouts are coveted
The Village of Ashland’s winding streets and cul-de-sacs are lined with single-story new traditional homes that mostly have the “Courtyard Villas” and “Patio Villas” floor plans. These two- and three-bedroom layouts are highly sought-after, according to Rick McKean, a local Realtor with Realty Executives in The Villages who has over 25 years of real estate experience. Built in the mid-2000s, houses range from roughly 1,100 square feet to about 2,100 square feet and feature garages; lots are between one-tenth and one-fifth of an acre. Some homes flank the neighborhood's ponds or the adjacent golf course. Prices generally range between $285,000 and $450,000, depending on the model of home, updates and if there are water or golf course views.Living in The Villages is like golf paradise
More than 50 golf courses are scattered across The Villages, and McKean estimates that the Village of Ashland is no farther than 15 minutes from 14 different courses. The Palmer Legends course is particularly close, just over a mile away, World Golf Hall of Famer Arnold Palmer contributed to the design of the 27-hole course. Ashland has a community pool and other outdoor recreation including bocce courts, shuffleboard and fishing and remote-controlled boat courses on its ponds. Residents are about 3 miles from Lake Sumter Landing Market Square, which like The Villages’ three other town squares, hosts nightly concerts. Performances start at 5 p.m. and musical acts typically perform songs from the 1960s to the 1980s. Lake Sumter Landing is also the site for periodic meetups of the Grand Masters Dragon Boat Club, a rowing team that sails in adjacent Lake Sumter.Ashland residents can access quite a bit
When residents aren’t dancing the night away at Lake Sumter Landing Market Square concerts, they can swing by one of the area's many restaurants. Johnny Rockets is a 1950s diner-inspired chain while the Italian Redsauce is particularly popular for its Sunday brunch. Specialty shopping includes Arden's Fine Jewelers and GarVino's Cigars, Fine Wine & Gifts, which also has a cigar lounge; there's also a Winn-Dixie, Barnes & Noble and several banks. Locals can also head north to Sumter County Road 466 for popular restaurant chains like Bonefish Grill and Olive Garden and more shopping at Publix and Walmart.Trips to commercial centers are a breeze
While the Village of Ashland is a short drive to major attractions in the area, McKean notes that “it’s off the beaten path as far as heavy traffic goes.” Residents can hop on Belvedere Boulevard to reach Sumter County Road 466 in less than 2 miles, or use Buena Vista Boulevard to scoot down to Lake Sumter Landing, about 3 miles away. The neighborhood is just under 10 miles from Interstate 75 via Sumter County Roads 472 and 229, an artery that can be used for trips farther afield like Tampa, which is 80 miles away. Sumter County Road 472 is also a connection to Select Specialty Hospital, 1 mile away.
