Lake Sumter Landing boosts this swath of The Villages
With its bountiful selection of golf courses, restaurants and more The Villages has more than a fair share of luxuries to attract residents. And, though they’re similar, the separate neighborhoods within this sizable 55-and-over development aren’t all made the same. The Village of Caroline is one enclave that’s considered highly desirable in particular, for its proximity to one of The Village’s hotbeds for retail and entertainment. “Caroline is as close as you can get to Lake Sumter Landing,” says Anthony Filone, a local Realtor with RE/MAX Premier Realty who sold homes in The Villages for 10 years.

Modern homes with spacious layouts
The houses around the Village of Caroline were built in the mid-2000s and share new traditional Craftsman and Mediterranean styling. There is some variety in terms of floor plans, too — options span from just over 1,000 square feet to about 2,400 square feet, including garages. Lots here are often between one-tenth and one-fifth of an acre, space for grassy green lawns dotted with manicured trees and shrubbery. Homes under 1,500 square feet sell for prices just under $300,000 and up to $360,000. Larger houses go for $440,000 to $680,000.

Make sure to pack the clubs
Though Lake Sumter Landing is loaded with places to eat and shop, that’s certainly not the only way to enjoy The Villages. This community is known for its golf courses, too — there are more than 50 of them. The Village of Caroline is particularly close to the Mallory Hill course, which features 27 holes across three nine-hole circuits. The Bacall and Bogart courses are just a bit farther, and both offer nine-hole layouts of their own. Residents can take a break from golf to cool off in the community pool at the Coconut Cove Recreation center just outside the Village of Caroline or to spark up a game of tennis or bocce ball on the adjacent courts. Local Realtor Rick McKean of Realty Executives in The Villages notes that Coconut Cove also has billiards tables inside and rooms with space for card games and group meetings. “All the wonderful things people like to do here,” he says.

Dancing is a daily tradition
Among the appeals of being so close to Lake Sumter Landing, formally known as Lake Sumter Landing Market Square, is the regular live entertainment schedule there. In fact, Lake Sumter Landing hosts a concert every night, similar to the four other town square areas across The Villages. People in the Village of Caroline can stroll or drive their golf carts over for music at 5 p.m. each evening, canceled only on occasion by bad weather. Performances cover multiple genres with music from a range of eras.
Many local restaurants feature live music and dancing.

Bring an empty stomach and a full wallet
The Lake Sumter Landing Market Square offers a downtown-like feel, with old-fashioned style storefronts organized in a walkable layout. There are several restaurants to choose from there, including fast-casual spots like Panera Bread, Starbucks and Johnny Rockets. Or people can sit down for a meal at spots like Italian restaurant Redsauce and City Fire, whose French dip sandwiches are popular. A bite to eat can be followed by shopping at places like Lime Light Boutique, a women’s clothing store, and For Feet’s Sake, a shoe store. A Winn-Dixie, plus multiple banks and doctors offices, are close by as well. Grabbing a bite to eat by the links at Mallory Hill Country Club’s restaurant is also an option. “That restaurant is amazing,” says McKean, who has more than 25 years of real estate experience.

Stillwater Trail takes thought out of commutes
Those who live in the Village of Caroline can take Stillwater Trail up to Lake Sumter Landing Market Square, a trip of just about a mile and accessible by foot, golf cart or car. Residents are only about a dozen miles from Interstate 75, which links to other parts of the region, including Tampa, just over 80 miles away.
