New homes, attractive prices and access to Fort Myers are among the bright spots in Sunshine. Rows of homes fill this HOA-free section of Lehigh Acres, a community 10 miles east of Fort Myers. Developers turned a cattle ranch into this residential community more than 60 years ago, and the area continues to evolve. About a third of Sunshine’s homes have been built since 2020, and new businesses are coming to the area.

While fixer-uppers have sold in the lower $100,000s, prices for turnkey homes typically start in the upper $100,000s and climb to the upper $400,000s. There are no HOA dues, but property owners pay an annual fee to fund the Lehigh Acres Fire Control and Rescue District, which fights fires and provides emergency medical treatment in Lehigh Acres. The neighborhood’s median price is less than what you'll find in Fort Myers or Cape Coral, and that relative affordability draws first-time homebuyers, seasonal residents and investors.

Lehigh Acres feels effects of Southwest Florida’s growth
It’s about 10 miles to Fort Myers, a rapidly growing city that’s home to several of the area’s biggest employers. The growth of Fort Myers creates some pain points, such as increased traffic, but it also stokes the development of new amenities across the metro area. For example, a shopping center with Publix, Home Depot and other businesses will open next to Sunshine in 2027. “As Fort Myers and surrounding cities expand, Lehigh Acres continues to benefit from infrastructure improvements, new construction and increasing demand for reasonably priced homes in Lee County,” says Sandra Carano, a Realtor with Premiere Plus Realty who sells homes across Southwest Florida and has a listing in the neighborhood.
There are several Lee County destinations within 20 miles of the neighborhood, such as:
JetBlue Park at Fenway South, the Boston Red Sox’ spring training home, is 5 miles away.
Lee Health Sports Complex, where the Minnesota Twins play during spring training, is 10 miles away.
Southwest Florida International Airport, which offers direct flights to 75 destinations, is 10 miles away.
Fort Myers Beach, an oceanfront town with public beaches, is 20 miles away.
Situated near parks, trails and golf courses
Despite the suburban setting, the neighborhood is a short drive from places where you can experience Southwest Florida’s diverse wildlife. Wild Turkey Strand Preserve takes hikers on a journey through 3,100 acres of swamps and marshes on a boardwalk. Less than 15 miles away, kayakers at Manatee Park paddle the Caloosahatchee River to spot manatees. The gentle mammals congregate in the river between December and March to avoid the chillier water in the Gulf.
Nearby Veterans Park has a skate park and a dog park. Sarah Garrett, a Realtor with Alliance Realty Group who has been selling in Lehigh Acres since 2006, notes that the park is popular for hosting special occasions. “They have several pavilions where people throw birthday parties and a lot of land where you can have a picnic or set up a volleyball net,” she says.

Lehigh Acres is served by the School District of Lee County, which includes Lehigh Senior High School. The school runs a Center for the Arts for students interested in classes and projects focused on performing arts, visual arts or digital & media arts. Students audition in February for the chance to join the Center for the Arts the following school year.
Flood and hurricane risk in Lee County
There’s some flood risk in the neighborhood, though it’s not nearly as high as in coastal areas to the west. FEMA rates Lee County as having a “relatively high” risk of hurricanes, and recent storms such as Hurricane Milton and Hurricane Ian damaged homes and dumped heavy rain in Lehigh Acres. Still, the effects of hurricanes have been less severe than in nearby communities such as Fort Myers Beach.
