Sunshine’s name could be considered one of the few bright spots in Lehigh Acres's unfortunate history. In the years following 2008, some in the press dubbed the area “ground zero” of the national foreclosure crisis. Today, there are still many abandoned homes and even more vacant lots, but as Fort Myers grows, investors and first-time homebuyers are attracted to the low prices and roominess of properties in unincorporated communities like Sunshine. “Sunshine is one of the town’s more populated neighborhoods,” says Sarah Garrett, a Realtor with Alliance Realty Group who has been selling in Lehigh Acres since 2006. “It was a highly built-out area in the early 2000s because everyone wanted to be close to all Lehigh’s shops and restaurants.” Over time, many of those businesses dwindled. Still, what the neighborhood lacks in commercial development, it makes up for with immediate access to State Road 82, which provides a direct route into downtown Fort Myers, less than 15 miles away.

Southwest Florida houses in the $300,000s
While most of what’s for sale in Sunshine are empty quarter- and half-acre lots, new construction is on the rise, and renovated properties are cropping up on the market, too. The neighborhood’s oldest homes are Minimal Traditional ranch-style houses built in the 1980s. The Spanish Revival style was all the rage in the early 2000s, introducing arches and barrel-roof tiles to the neighborhood. New builds feature Spanish Revival elements with a streamlined contemporary finish. Overall prices for single-family homes range from around $250,000 to $500,000. There are no HOAs or flood zones in the neighborhood. Lehigh Acres is susceptible to damage from high winds from hurricanes, having been impacted by major storms like Hurricane Milton, Irma and Ian. Hurricane season runs from June to November.

Boardwalk trails at Wild Turkey Strand Preserve
On the south side of Sunshine, Wild Turkey Strand Preserve takes hikers on a journey through 3,000-plus acres of swamps and marshes on a boardwalk with views of alligators and other Southwest Florida wildlife. Jim Fleming Ecological Park offers a similar experience but on a much smaller scale, with about 3 acres of wetlands. For a community park experience, locals can drive 5 miles to Veterans Park, which offers fields used by local adult and youth leagues, a skate park and plenty of other activities. Garrett says the park is popular for hosting special occasions. “They have several pavilions where people throw birthday parties and a lot of land where you can have a picnic or set up a volleyball net.”
