With a population of over 9,000, Leisure World is unique among Maryland’s communities. It was founded in 1965 as an age-restricted, gated area focused on active retirement. Today, it is the largest such development in the state, attracting residents looking to take advantage of its amenities and its relatively low cost of living in proximity to the nation’s capital. “About 35 years ago, when I was just starting out in real estate, I was showing my sister places to live, and I took her to Leisure World because of how great the prices were,” says Realtor Neil Bacchus with the Bacchus Group of EXP Realty. “When we got to the gate, they had to inform me that you can’t buy there unless at least one of the parties is above the age of 55. Even today, you can’t just drive in and look around. You have to tell them who you’re there to visit.” Because it is a gated community, crime statistics are not readily available. It is self-contained, with medical facilities on-site, a dedicated shopping center just outside the gate and a central 18-hole golf course. Its wide range of home styles and prices, and quick access to downtown D.C. via the Metro, make Leisure World an appealing destination for active adults.

The median home price in Leisure World is $285,000, which is well below the national median. The area is larger than the typical retirement community, featuring a wider range of styles. “To me, the beauty of Leisure World is in the pricing,” Bacchus says. “Most 55-plus communities are one building, but this is almost like an entire self-contained city. When it was built, everything was smaller garden-style condos. If you were to go for one of them, you can find them for as little as $80,000. As the community has developed, the options have grown larger and more diverse, so high-rise condos or two-level single-family homes exist as well, and those can rise to almost $800,000. So here, you can have low- and high-income earners living side-by-side. It’s equal opportunity at the highest level.”

Outdoor and indoor recreation is at the core of Leisure World’s mission. “There’s an 18-hole golf course in the center of the community,” Bacchus says. “There’s also a fitness center with a pool and multiple tennis and pickleball courts.” Residents can also venture outside of the area to stroll the trails at Wheaton Regional Park or take grandchildren to the Brookside Nature Center.

While the community is not far from downtown D.C., residents do not have to leave Leisure World to enjoy a wide range of events. “One of the best things about it is the commitment to active living,” Bacchus says. “They host dance classes and other special interest clubs at the clubhouses; they do organized trips, and there are even block parties throughout the community in the summer.” When looking to get out for an evening, locals can head downtown on the D.C. Metro Red Line for Capitals hockey games, the annual Cherry Blossom Festival and outdoor concerts on the National Mall.

Shopping plazas along Georgia Avenue and proximity to nearby destinations
The nearest grocery store is located directly outside of the community at Leisure World Plaza, a shopping center that also hosts several casual restaurants. More extensive options are available in nearby cities like Rockville, Bethesda and Wheaton, and in other plazas on either side of Georgia Avenue.
