Lemon Hill is a diverse suburb located on Highway 99, just southeast of downtown Sacramento. “This neighborhood is high on diversity, and it’s a stone's throw from great Asian food and great Mexican food,” says Realtor Randall Hom of Diversified Properties, who has over two decades of experience in Sacramento. “It’s also a good spot for first-time home buyers”. The neighborhood has a young feel, with the median resident age being 33 and over 30% of the population under the age of 18. There is a good deal of turnover in Lemon Hill as 67% of the population rents. The neighborhood is near the Sacramento Executive Airport, so residents may hear some extra noise. Lemon Hill has an 8 out of 10 CAP Crime Index score compared the national average of 4.

Little Vietnam Plaza, located off Stockton Boulevard, has plenty of dining options. The plaza features Duc Huong Sandwiches, Asian Pearl and Thanh Son Tofu, which has vegetarian and vegan options. Shopping can also be done at SF Supermarket, which offers traditional Asian favorites. The area is also home to Boiling Crab, a seafood joint with plenty of large TVs on the walls. Just a few blocks north is El Ronco, a Mexican restaurant offering breakfast, lunch and dinner. For groceries, there’s a Walmart off Stockton Boulevard and a FoodMaxx off Florin Road. There are also smaller markets with Latin specialties throughout the neighborhood.

Ranch-style homes line shaded streets
Most of the homes in Lemon Hill were built during the post-war boom of the 1950s. The majority are ranch-style houses with brick and stucco facades, which provide a strong foundation. Houses range from $280,000 to $480,000 for larger homes with four bedrooms. “It’s more affordable than surrounding neighborhoods,” says Thu-Duyen Cao, who has over a decade of experience as a Realtor with RE/MAX Gold. Homes are on narrow lots, meaning neighbors will be close by. However, they also feature spacious backyards, which provide the opportunity for entertaining. Most homes have short driveways and single-car garages for private parking. The residential roads feature sidewalks shaded by mature trees.

Kids in Lemon Hill attend the Sacramento Unified School District. The first stop for many is Pacific Elementary, which has a C overall grade on Niche. Fern Bacon Middle School has a C-plus Niche grade and was named by the service as one of the top schools in Sacramento in student diversity. Hiram W. Renovations to Nichols and Fruitridge Parks
A pair of parks in the area are getting major renovations as of May 2024. Nicholas Park’s $3.6 million facelift will provide new multi-use sports fields, playgrounds, exercise equipment and much more. Fruitridge Park is undergoing a $7 million renovation that will include new gardens, art throughout the park and game stations with cornhole and bocce ball.
