It was time to buy our first pre-existing home, and we were nervous. It had been many years since buying our last home from a builder. So many things about the real estate industry had changed, and we were concerned it was going to take us some time to find a buyer's agent that we could trust.

Having a buyer's agent is critical for so many reasons. Finding the right homes within your price and feature criteria, arranging home tours, negotiating with the sellers' agent, managing inspections, reviewing contingencies...the list of considerations is huge. We are not investors, and we may never buy another home again, so we wanted to work with someone who was a true pro, easy to work with, and knowledgeable about the local market.

Andrea Florez fit the bill perfectly.

We had an initial meeting to discuss what we were looking for, and she asked a ton of questions to fully understand our requirements, the must-have vs. nice-to-have stuff, our timeline, and so much more. She provided a fantastic overview of what she offers as an agent, and we quickly became very comfortable with the idea of Andrea representing our interests in the transaction.

Andrea had great knowledge of the local market, her team was coordinated perfectly in managing our search, and she also had great relationships with other folks involved in the transaction. She took us on well-organized tours that were respectful of our time and the information we provided to her, and it was not long before she helped us locate what would become our new home.

Like all real estate transactions, there was tons of communication going back and forth across all parties. She helped us manage a couple of rounds of negotiations, and then worked with escrow and our lender to help us close in a couple of weeks.

The process could not have gone any smoother, and we are incredibly satisfied with the experience Andrea provided as our buyer's agent. We would choose her again in an instant, and we highly recommend her and The Exception Realty if you need fantastic and friendly service for your real estate transaction. Thank you, Andrea!

I recently closed on a home and Andrea Florez was there every step of the way. This is the second time I’ve bought a home and it was never assumed that I was completely aware of the home buying process. Andrea always set the expectation and briefed me on the processes that would be taking place. Anytime I had concerns, she was available to listen, would reach out to the seller’s agent, and promptly relayed the information to me. Communication was superb; oftentimes it felt like chatting with a close friend. Buying a home is a big responsibility and Andrea really helped me to be extremely confident in my purchase. We visited the home multiple times to review concerns and she created an opportunity for me to get expert insight regarding future home value. Most people would say that these traits are typical of all realtors. Let me tell you, Andrea went above and beyond by providing the most amazing service ever. Despite plans to head out of town early on a Friday morning, she asked her family to wait, literally dropped everything, and got me in to view the home I ultimately purchased. Andrea’s experience in the industry is evident and her professionalism is incomparable. When I mention Andrea in conversation, I let people know she’s not only amazing, she’s the Exception!

From beginning to the end, Andrea and her team with Stephanie were at the top of their game! Their marketing approach worked fantastically! One weekend of a couple of two-hour open houses produced over 100 visitors and resulted in 8 offers! The property sold for $45,000 over listing price! Escrow closed in 15 days! So I was really nervous going into our first home purchase. The only other big purchase I ever made was buying my first new car on my own. I didn’t know any of the steps, tricks, or home buying lingo so we really went into this blind. But meeting Andrea and her team they really broke it down to help me understand everything that was going on. I know we kept asking the same questions but they never made us feel uncomfortable and always made sure they took the time to answer all our questions. One observation we noticed is they really do work as a team, and at the end when we finally got our keys it really felt like we knew everyone personally. My wife and I don’t recall how we managed to get in contact with Andrea Florez. We had planned to interview several realtors to determine whom could best help us sell our home and buy a new home. We greatly needed to downsize to a smaller home. Mrs. Florez was the second realtor we interviewed and our first choice. She was calm, Professional, extremely knowledgeable about the market area and our Woodlake Village community.
