New employers signal an emerging commuter hub in Lesage
Along with its landmark restaurants, large-scale events and bounty of recreation, the riverside community of Lesage is about to see some change. Situated on the West Virginia side of the Ohio River, the area is growing fast with industrial jobs. Given its location between new steel plants and dozens of employers to the south in Huntington, some area Realtors speculate that Lesage could become a hotspot for new development within the next few years. "We still have vacant land, but I do think developers may jump on, especially those who will filter into the Nucor and Toyota plant areas," says Realtor Lisa Eden of Old Colony Realtors. "Those are multibillion-dollar manufacturing projects, so that's really pushing a lot of growth back this direction," says Chuck Boggs III, appraiser and Realtor with Valley View Properties.

Updates to existing homes and land for custom designs
A parcel of land in Lesage typically runs between $75,000 and $200,000. Some of these plots are empty; others come with a home needing mild to significant repairs. Smaller plots on the lower end of the range sit in Lesage's residential core between the river and Ohio River Road. Larger, higher-priced parcels usually sit in small hollers and mountainside communities east of Ohio River Road, many featuring custom-designed homes built in the last 10 years. Move-in-ready homes don't come up for sale very often, although a handful of buyers have paid between $100,000 and $200,000 for a modestly sized ranch- or Craftsman-style house.

Planned bridges and easy connections with Nucor, shopping in Barboursville
Lesage is tucked away between the Ohio River and mountains. Ohio River Road forms the main thoroughfare for Lesage, connecting with Henderson about 30 miles up the snaking riverside run. It only takes about 20 minutes to reach NUCOR's new steel plant in Apple Grove, and traffic is only an issue around major intersections. Big Ben Bowen Highway circumvents Huntington, connecting with many shopping centers around Barboursville. Within the next few years, residents will also be able to cross the river into Ohio thanks to a new major crossing being planned in Lesage.
Roadside hot dog stands as seen on TV
Drivers coming in from the north pass a giant hotdog statue and other whacky roadside decor that enlivens the parking lot and seating area for Hillbilly Hotdogs. Undoubtedly Lesage's most celebrated business, the rustic food stand was once even featured on the Food Network show "Diners, Drive-Ins & Dives." The Fly In Cafe at Robert Newlon Field is popular with the airpark's RV campers and Lesage residents, who chow on bar fare while watching skydivers swoop in from above. Small markets like Adam's Grocery and produce stands help with home-cooked meals, although residents can just as easily travel south to the many supermarkets in Barboursville. The Huntington Mall is 3 miles further down the road from Barboursville.

Airshows, haunted barge tours and civic clubs aplenty
Lesage offers many ways to stay socially active. Local happenings often center on the community's civic organizations, like the Lesage Lion's Club, and churches like Cox Landing United Methodist, which hosts a kids club, weekly bible study groups and holiday events like potluck dinners with visits from Santa. Larger events center upon Lesage's bigger fixtures. The Fly-In Festival at Robert Newlon Field has been a tradition for years. After setting up the campsite, attendees head over to the three-day hootenanny to catch live bluegrass music, an airshow, grab a seat at the potluck, join the kayak float trip on the river or even compete in a flatpick guitar competition. Haunted Majestic is another icon of Lesage, open only during the Halloween season. Ghost tours of haunted river barges in dry dock are merely the main event, as the haunted house also hosts live music performances, flame dancers and other events.
Plentiful indoor and outdoor recreation options requiring memberships
Lesage has numerous amenities that help residents stay physically active, although memberships are required at most places. The Riviera Country Club offers an 18-hole golf course with a long front nine and a short back nine. The Kennedy Center YMCA is more popular for family-friendly programs and athletic pastimes like lap swimming and softball. The Cox Landing Public Library offers weekly afterschool game days, writers meetups and a monthly book club.

High flooding risk but low crime rates
Lesage is in a flood zone, with areas directly abutting the Ohio River and Sevenmile Creek having a fairly high likelihood of flooding. Because much of the area is undeveloped, there is some risk of wildfires, although there is not much of a history of wildfires in this part of the Tri-State area. Lesage also has fairly low crime rates, as indicated by a CAP Index score of 2, which is half the national average and well below the score for core Huntington neighborhoods, like downtown.
