Subdivision with a Red Rose theme within The Gates of Levittown
Within the classic American subdivision of Levittown, Red Rose Gate is a neighborhood where the street names fittingly share an outdoorsy “R” theme. In addition to Red Rose Way, which leads into the neighborhood, residents might live on Rain Lily Road, Red Berry Road, Rose Apple Road or Rust Hill Road. While the community can be distinguished by its unique street names and housing styles, it’s one of more than forty Levittown neighborhoods. “All the Levittown neighborhoods are very similar, but each one has a little something that separates it from the rest,” says Stacey Stier, a Bucks County local and Realtor with Realty One Group.
In 1952, Levitt & Sons began a mass production of more than 17,000 homes about 20 miles northeast of Philadelphia. This suburban development, called Levittown, was originally intended for World War II veterans and their families. Around six years after breaking ground, Levitt & Sons moved on to a section of the town known locally as “The Gates,” where larger homes sit on larger plots of land. In addition to Red Rose Gate, there is Snowball Gate and Forsythia Gate, all neighborhoods within the Middletown Township section of Levittown and connected by footbridges. Red Rose Gate is situated on the western side of town, allowing for commuting access to Interstate 295 on the west side and commercial and retail access to Business Route 1 to the north.
Low inventory of rambling ranch-style and Craftsman homes
Residents know they have made it home when they pass the blue sign outside their subdivision welcoming them to Red Rose Gate. “The houses in The Gates of Levittown are all a little bit bigger, and they were built as the only Levittown sections that don’t have sidewalks,” Stier says. “They have a spacious first level, and most have a second level. They were built with two-car garages, bigger lots, and none have basements.” While the inventory is typically low, when homes do become available, buyers can find rambling ranch-styles with Craftsman influences and Cape Cods with A-frame designs. For a 2,000- to 3,500-square-foot home, price tags typically range between $485,000 and $640,000.
Being strictly residential helps the neighborhood maintain its peaceful, suburban atmosphere. In addition to this quiet environment, Red Rose Gate receives a CAP Index crime score of 2 out of 10, lower than the national average of 4 out of 10.
Shopping trips to Oxford Valley Mall off Business Route 1
While Red Rose Gate is predominantly residential, there are commercial establishments and retail sections just outside of the neighborhood. “The main roads around here, like Bristol Oxford Valley Road, are where all the local businesses are,” Stier says. “These roads connect everything together, and once you get off them, you’re in one of the neighborhoods." To the south, Newport Plaza features a Giant grocery, storefronts and takeout eateries. “Since Red Rose Gate is all residential, people would have to go to Business Route 1 to shop and eat,” Stier adds, referring to the popular retail section surrounding the Oxford Valley Mall about 3 miles north of the neighborhood. There, residents can run errands at Target and Sam’s Club, and grab food at different chain restaurants, fast-food eateries and bars. Oxford Valley Mall features department stores like JCPenney and Macys, and nearby Atlee Square is a new luxury apartment development. Also located in this busy retail section is Sesame Place, a huge Sesame Street-themed amusement park with roller coasters and a water park. “All students will eventually take a school trip there throughout their time at Bucks County schools,” Stier says.
Groovin' at the Gates and Cobalt Ridge Park
Within walking distance on the west side of Red Rose Gate, Forsythia Crossing Park features an outdoor roller hockey rink, a playground, paved walking trails and open green space. Each September the park hosts Groovin’ at the Gates, a live music festival with food trucks and local vendors. Also within walking distance from the east side of the neighborhood, Cobalt Ridge Park is a long and narrow park space with a playground, basketball court and a narrow wooded trail that follows Queen Anne Creek. On the south side of Red Rose Gate, Frosty Hollow Tennis Center offers multiple tennis courts shaded by leafy trees.
Highly rated Neshaminy public schools
Neshaminy School District, which receives a B-plus rating from Niche, serves students living in Red Rose Gate. Students can begin at Walter Miller Elementary, which also has a B-plus, before advancing to Carl Sandburg Middle, which holds a B. “Carl Sandburg has one of the last surviving Levittown pools,” says Melissa Centifonti, a Levittown local and Broker at Realty One Focus. “It’s open once a week for free swim.” Neshaminy High School, which receives a B-plus, offers a variety of clubs, including options like Culture Club and Podcasting Club. “There used to be more private Catholic schools, but a lot have been closed because parents don’t feel the need to send their kids to them anymore,” Stier says.
20-mile commutes to Philadelphia via Interstate 295
Interstate 295 runs along the west side of the neighborhood, allowing for 20-mile commutes into Philadelphia and 30-mile commutes to the Philadelphia International Airport. “There’s also Trenton-Mercer Airport less than thirty minutes north, with Frontier and Spirit airlines,” Stier says, referring to the smaller domestic airport just 12 miles away. “I can get to Florida for just eighty bucks. But there’s only one terminal, so you’re at the mercy of the timing of the other incoming flights.” About 3 miles from Red Rose Gate, the Langhorne Train Station provides SEPTA service to Philadelphia and to Trenton.
