Continued use for an old golf course in Lexington’s suburbs

Where golfers once roamed, chasing down stray shots, the subdivisions of Andover Forest now feature wide open green space that welcomes residents out for a stroll. “This is a pretty active neighborhood with people out constantly walking, walking their dogs, talking with neighbors and being social with their community,” says Sheridan Sims, Co-Owner of The Catalyst Group at Keller Williams Commonwealth and life-long Lexington resident. While the prospect of stepping out the back door to play a round is no longer there, the Andover Forest neighborhood is still as popular as ever, thanks to modern homes, easy access to major routes, and a peaceful setting.

Top-tier schooling with a career focus

Students living in Andover Forest are within the Fayette County Public Schools system. They may attend Liberty Elementary or Athens Chilesburg Elementary to start out, with grades of B-plus and A respectively. From there they progress to Edythe J. Hayes Middle or Crawford Middle, which receive an A and a C-plus, respectively. Students who stay within the school they reside in will wrap up at Frederick Douglass High, a school with an A-minus grade and currently rated as the 20th best public high school in Kentucky by Niche. Douglass is also the home of the Biomedical Science Pathway, where students gain applicable, real-world experience in the areas of human medicine, public health, microbiology and more.

Green spaces for all sorts of activities

“The Andover Forest neighborhood sits around the old, now nonexistent Andover Golf Club, so now there is a ton of green space and walking areas for neighbors,” Sims mentions. “Pleasant Ridge Park is the closest park, within walking distance, to Andover Forrest and even has a dog park!” On the other end of the neighborhood is 216-acre Jacobson Park, a recreational wonderland with open playing fields, a basketball court, and opportunities for fishing and pedal boats and kayaks. Their dog park is eight acres of green fields and is off leash, divided into two paddocks: one for small dogs and the other for big dogs. It’s also a prime spot for birdwatching, with species including great blue herons and bald eagles calling the park home.

Local favorites show off Lexington flavor

Hamburg Pavilion provides a wealth of shopping and dining options, ranging from big box stores and national retailers to popular local chains. “Hamburg is super close by with tons of fast food, restaurants like the popular BHG restaurants - Malone’s, Harry’s and Drake’s,” says Sims – these are part of the Lexington-based Bluegrass Hospitality Group, shining a light on local flavors. Meijer offers a bit of everything, groceries included, while Costco is just up the road for stocking up in bulk. Shaking Seafood and Wings of Lexington is a locally owned seafood joint where diners sit down to pick apart everything from snow crab legs to lobster tails, along with fixings like corn and potatoes. Southern fried baskets are also an option, with favorites like gator bites, catfish and oysters on the menu. Just across the parking lot, Tandoor Fine Indian Cuisine brings traditional Indian offerings in a modern yet warm atmosphere. No matter what the dinner choice is, a frozen custard, shake or Concrete from Culver’s is the perfect way to end a meal – or snag a treat on a warm weekend night.

Modern homes on landscaped lots

Closely packed amongst cul-de-sacs and quiet streets, modern homes with Colonial revival and modern traditional design cues all feature off-street parking, with most having multi-car garages – “Most people in Lexington as a whole commute to work by car,” says Sims. Encompassing multiple subdivisions, the neighborhood is overwhelmingly owner-occupied, and most homes are relatively modern, featuring newer floorplans, modern technology, and premium finishes. Regardless of the subdivision, brick and stone facades are consistent throughout the neighborhood, and plenty of leafy greenery provides shade and splashes of color. Townhouses and condos are available, ranging from $200,000 to $400,000. Older single-level ranch-style homes can start as low as $225,000, along with smaller two-story homes, while most single-family properties with yards sell for between $350,000 and $600,000. Southern estates with striking exteriors and exquisite landscaping can get up to or above $800,000.

HOAs are common

Many of the subdivisions in Andover Forest fall under the supervision of a homeowner’s association (HOA) and come with regular fees. These HOAs help to manage care and maintenance of the landscaping and streets. They also come with bylaws, covenants and policy that can affect everything from putting up fences, flags and signs to parking rules, exterior modifications and more. Prospective residents will want to make sure to acquire and read the HOA rules for the subdivision they’re looking at – the difference from one to the other may affect the final call.

Convenience for commuting

“The close proximity to the interstate is a big appeal in this neighborhood,” says Sims, speaking of Route 75 that runs along the eastern edge of the community. This makes it quick to get around the region, putting the Blue Grass Airport within a half-hour drive. Three hospitals – Baptist Health Lexington, Saint Joseph Hospital and the University of Kentucky Albert B. Chandler Hospital – are within 10 miles of the neighborhood, providing 24-hour care and making Andover Forest a desirable spot for those who work at these hospitals.

Music and markets

Andover Forest doesn’t hold much in the way of events, with most residents opting to head into the heart of Lexington for events like the two-day Railbird Festival every June, which highlights the songwriters and musicians of Appalachia. From April through October, Central Bank Thursday Night Live showcases local and live bands at the Fifth Third Pavilion in Tandy Park. The park is also home to Lexington Farmers Market every Saturday throughout the year – seasonal markets take place on Sundays on Southland Drive and Tuesdays and Thursdays at locations that change from year to year.
